I haven't done my first deal yet, but as I've been finding out more about this ASSIGNMENT CLAUSE (which I have not heard of in any of the seminars or the 20 odd books that I've read this year)I may be starting real soon...In my area, there's more REOs than FSBOs at EXTREMELY great prices below the FMV. I just hope these banks will be easy to work with....

I appreciate the warm welcome and joining the family. I've been reading and learning a lot through your posts and I can tell that you guys are going to be RE Millionaires, Not just because of the deals you are making, but because you are more than willing to help others, and for that you'll reap great rewards!
Oh yes that is my son thank you, he is what motivates me to work hard and try to get out of this "rat race" 9 to 5 life.
2:00pm went to the corporations commission division and filed LEE ANDREW MANAGEMENT LLC. Should be expecting the paperwork back in less than 2 weeks.
3:00pm searched for REO properties in my area. There's so many its overwhelming!
4:54pm checking out the DG forums and discussions. Placing an entry in my journal.
You know you could have filed it online? You didn't have to go in person. Unless you prefered to that is. Now you have to publicize it in their newspaper for three weeks, the papers are on the corp paperwork you received. Glad you started your journal. Don't get overwhelmed, you're heading in the right direction. After you get your paperwork get your EIN. You should also get your d&n number now too. You can also do all this online as well.

I heard you can do it online but I get sceptical sometimes doing things over the internet. Plus it seemed alot more expensive. Maybe I'll work on getting the D&B number and EIN number from the internet. lol. Thanks for the help.
It's only $50 to file online. That's cheap compared to other states I've checked into, and you're welcome!

10/31/08 Received approval for LEE ANDREW MANAGEMENT LLC. next step is getting it published and opening a bank account.
11/1/08 8:00a Applied for EIN and received one.
8:10a Applied for D&B # and should receive one within 30 days.
9:00a Went to work
7:00p checking deans website and placing an entry
tomorrow I will purchase the newspaper and look for investors to create a buyer's list.
It looks like you are really serious and are well on your way to a successful journey to REI!

Don't over do it, you don't want to burn out either. Take some time off and enjoy your family and friends. Then come back fresh and ready to beat the streets again. I have to force myself to do that as well. If it were up to me I would be working around the clock on rei. But I have to spend some time with my daughters too.

12:00 looked online for "we buy houses ads". I found one in the newspaper and called. The lady was a realtor who basically does lease/options where she finds homes for buyers who already have money but not so good credit.
I searched craigslist and found another realtor who does the same thing.
12:20 I called an ad from craigslist "we buy houses for cash" and the lady happened to be a bird dog herself. She was a newbie in the business herself.
12:25-12:30 I called 3 more other ads I found in craigslist and backpage.com got no response. I emailed the people hoping they are Actual investors and not realtors or bird dogs.
12:45-1:45 I called an ad on craigslist "GET PAID $500 TO REFFER PEOPLE THAT MAYBE LOOSING THERE HOMES" This lady basically does short-sales and is looking for someone to market for her. We spoke for an hour getting to know each other and she's been investing for 9 years. I have a feeling she will be a future mentor/partner of mine.
I HAVE TO ADMIT I WAS VERY NERVOUS AND SCARED TO MAKE THESE CALLS BUT THE LAST ONE MADE ME FEEL A BIT MORE COMFORTABLE AS SHE SEEMED LIKE A COOL DOWN TO EARTH PERSON. HOPEFULLY I'LL GET BETTER RESULTS TOMORROW. I'M STILL SHAKEN FROM THE CALLS I MADE EARLIER SO I'M GIVING IT A BREAK FOR TODAY. LOL.

I tried some years ago to have it published in numerous dictionaries, but with no success. I was told it had to be use frequently to be recognized and then published. This is a word I have been using since my teen years. Maybe one day I will be successful. I did spend some time on your website today, listened to some great music and read your real estate story, saw your many faces and your successes on the magazines. I've been so busy I haven't found the time to check this site out like I normally do. It's easy to get caught in a rut. Thank god I'm back.
11/4/08- I received a phone call from D&B and they told me that my business needed to be an non-profit or have contracts with the government to obtain a D&B number for free. I got RIPPED OFF and paid $329 for the d&b # and credit file. I didn't realize I got ripped off after I spoke to some people and checked out the DG chat forums. DONT GET RIPPED OFF LIKE I DID. You CAN get your D&B # for free, just tell them that you will be doing contracts with the government. Besides that, I did receive my D&B # and I will move forward on trying to establish business credit.
Wow it's been 2 months since I've posted anything. I'm currently in the works of trying to get pre approved for a mortgage. I'm looking to buy a duplex as my first investment and take advantage of this new tax credit. Hopefully in the next month I'll come back with good news!
March- Made an offer on an REO property for 75,000.
April-Offer was accepted and waited on bank for signed addendums. Waited 5 days and was told that the seller wanted 80,000 with no concessions (Seller had agreed to pay closing costs in the itial agreement).
Two months I spent working on this deal and the seller decided to flake out.
May- Spent time searching for the next deal. During the process of placing offers on homes, I would compete with several other offers on every single home. I was outbidded on about 7 offers.
June- Placed an offer for 70,000 and the seller accepted. They agreed to pay up to 3,000 in closing costs. This home needs about 7,000 in repairs to qualify for fha. Closing date will be on August 26. While I had this deal locked up, I decided to check out if the house I was intiallly going to get, sold. It didnt! they even dropped the price down to 75,500 and offered 3 percent towards cc. I was a bit upset but then I got over it since the home I have locked up is bigger and better. hah.
July- Had the inspections done as well as the appraisal. Home appraised for 77,500 as is. With an estimated ARV of 90,000. Altogether the home will cost me around 77,000 with repairs and appliances included. 13,000 in equity already!
Since I am a first time home buyer, I am going to file an amendment to my 2008 tax returns to claim the 8,000 tax credit. I would like to cash out on the equity on the home and use the money from the tax credit to buy another house cash.
I finally closed on the 1st of September! The contractors are starting to work on the house this week. I already have interested buyers, not sure if I want to sell or hold for passive income......I think I'm going to hold unless I get a good deal and make at least $50k out of it.

Congrats on the closing. I have yet to get that far. I'm still being outbid. I was under the impression that for the first time home buyer tax credit you have to live in the house you were purchasing. You might want to double check.

I apologize for taking long to respond, I tend to get lost out there in the "real" world sometimes and forget to take the time out to check out the DG family. To Rina's response, yes it was one of the homes mentioned above. Im currently occupying it and I have 3 rooms occupied. My roommates are pretty much paying all my bills including mortgage. So Im pretty much living for free right now and putting money aside. Thank you lord! and Thank you DG family for your support and motivation!
I decided to join the success academy 2 days ago and I have to admit I am very excited and a bit nervous as well. My intentions for joining the success academy is to help propel my investing to a whole new level and at a faster pace. My immediate short term goal right now is to build a nice cushion of capital (say $100,00)so that i can quit my job and avoid getting lost in the "real" world as a 9-5 guy. One of my biggest fears is wasting time.
