Im new to the real estate market and man have I found tons upon tons of information here. I recently saw Dean's infomercial on TV, but I bought the book local instead of waiting. I've made it almost through and have become real excited. I've went out and picked up some free real estate guides and even to a local mortgage broker for info. Cant wait to get started on a deal. I will probably need some help along the way. Some questions though. I read a lot on finders fee's and re-assignment. Can someone explain step by step what that is? The way I see it, it's like you find a property cheap and offer it to another investor, I thought thats what the real estate agents were, maybe Im wrong. I guess we can start there.

Your question is one that MANY have shared and had answered. There's a TON of good info in here on the subject, and many discussions covering exactly what you're wanting to know. I would suggest doing a search first, and then coming back with any additional questions. It might be a good time to pull up some of those old conversations so, as you find them, ad a new post to them. This will put them back on the front page for all the newbies. We'll try to do the same.
Again, it's great to have you here. You will find these forums an excellent source of inspiration and support.

Im going to finish the book within a couple of day's then probably ask more questions seeing how I've taken lots of notes on everything I found knowledgeable. But I know I can alway's ask here too.

I've always been interested in real estate but I was never really familiar with this side until readin dean's book. After reading, I came across a family member whos house is in danger of being foreclosed on and I believe that I can help but Im not sure how. She owes about $122,000 on the house and has about $16,000 in equity, so she would like about $135,000 if sold. The house is worth about $139k as is but with some repairs it could be appraised for at least $145k + in my eyes. I would like to take over the mortgage and rent it out but Im not sure how that would be possible with her oweing so much. Can anyone help me get started?
If you could pick up the property for what is owed on it, there may be enough margin to let you make a profit provided you sell it without using a realtor. I doubt if rents would cover the mortgage, taxes and insurance on the property so renting isn't really an option. You need to know your expenses be able to make a profit by selling at market value.
