I have wanted to go to Australia for 30 years. I have enjoyed reading your journal. I hope you have are having a good time visiting you mom. I am not surprised to see that you are doing REI even away from home. Thank you for the Probate info. I am going to read through that thread to glean as much info as I can. I have tried to get into probate and I checked out the newspaper classifieds but didn't get very far with that. I sounds like going to the court house and asking for the Registrar of Wills will be a lot more productive. I will let you know how it works out in Polk county FL. If you don't mind, I haven't been able to find where you invested in FL property. Where is it located? Keep us posted on all your exciting adventures.

Laura, whats going on? Let me know when your back, I may have found a break through on the mortgage front. I will know this week as I have a few calls coming in. I think I posted it in my journal. But I will talk to you about it after I get done talking to both parties. Hopefully by Monday.

I really havent posted since 8-28?!?! Unbelievable!
Quick update before replying to the posts above....
Happily I have a contract on one of my flips!
If all goes well I will close on that Oct 14th.
Two others are complete and on the market, one more being finished up.
So all is well on the RE front for me.
Oh - if anyone is interested in an awesome cash flow property in Kansas City send me a PM. Complete, with renter and property mgr in place! Positive cash flow will be $700 a month!

Thats awesome that the town you want to invest in is only 4 hours away. That is definitely doable for weekend trips to supervise rehabs and/or do property searches. There are alot of great investments to be had in Pa. for sure! Look forward to following your progress

Glad you found the probate info helpful. There are many good deals to be found this way. Its funny - both my first deals were probate properties and I didnt even know it at the time. Once was a FSBO and the other on the MLS. But if you can find a way to locate them earlier you will be that much ahead of the game. Appreciate you sending me info on some of the deals you find too - one day I'm sure things will fall in place for us to complete a deal together Oh yeah - the property I own in Florida is in Pt St. Lucie.

I have noticed that you are making the rounds tonight as I have been. I am glad to hear you are busy and deals are closing and properties are ready. I wish I could take advantage of that deal in KC. I guess I am glad to just be able to get around a little. If you are busy, that is good. Don't forget to take time out for YOU.

Whats going on Buddy. I know you have been right here all along but for some reason I miss you. You are doing great in Real Estate and you continue and continue to be a source of inspiration for me and I so appreciate this from you. I know you are doing what you do to have the lifestyle that you so choose but believe it or not you carry the REI olympic torch for so many others too and all I can say is Thank YOU and it could not have gone to a more deserving person. You must be busy. I see you have not been able to get back on here for over a week now. I have some what the same problem. When we do get back, we both make the rounds to keep in touch and keep up with everyone's progress. I can't wait to hear what has happened since the 12th. Thanks for you encouragement.

Gee its nice to be missed!!
I am sitting in the airport in Chicago with a 4 hour layover for my flight home. Met fabulous friends in Mexico for a week - what a great vacation! Now back to business so I can pay for it all haha!!!

Richie - I am scheduled to close my flip the 14th. Havent been online while away, and no emails from my realtor to the contrary so I'm figuring all is on as planned.
I DID have an email from her however, that a joint flip house with Rina should have an incoming offer tomorrow - so how sweet is that? Go away and come back to deals happening while I was gone.

Well, I'm still on track for an Oct 14 closing on my personal flip in Minnesota, but unfortunately the email about an incoming offer on the one I own with Rina was a mistake. The office girl was new and confused the agents....so still waiting on that one. Our other one has taken much longer than expected to complete - ugh! Work is scheduled to be done Friday so i will do final touch ups and cleaning over the weekend and get it on the market!!! It will be real nice to pull my money back out of these deals! I'm still on edge a bit after reading Bills posts about getting rid of flips FAST....but am trusting that we are presenting great deals so they will move. At least we have enough wiggle room that we can present a very attractive sales price and still come out on top. Maybe not what we were hoping for - but still a win!

you always think like an investor and that is so cool! i just want to be like that and hopefully after a couple deals, it will come more naturally. you are doing an awesome job.
