I think you're right. We've all been there at one point or another. A little discouraged or overwhelmed. But you are also right about this being a GREAT family! It definitely has been for me.
What's cool is we each have different pasts, experiences, strengths, weaknesses; putting it all together we make an absolutely unstoppable team, pushing each other, encouraging and motivating each other, holding each other accountable.
I want to thank you for your part in that, Wayne. I wish you all the success that you deserve! By next year I hope we can start a "New Millionaires" section on this site. And I hope to see you there!!

Glad to see that you started your journal and are forging ahead despite having NO family support. I know what that's like and it makes it difficult to stay focused. But like you I keep picking myself back up and moving ahead. Life is full of battles, fortunately we are victorious with each one we win!

I need to talk to you for a moment. In the past couple of weeks, I developed my company called 2 Great Properties, LLC. I created my business cards for sellers and birddogs. The birddog one is something like this "I pay you $500 at closing for referring a property to me. Do you know of anyone selling a propety?" I got this from a website can't remember which one.

I started building my buyers list. Currently, I have about 15 investors looking for properties. I also created some bandits signs to place up this weekend to start generating some motivated sellers.

I attended an investors club and met a great agent. She connected me to where everday I recieve new listings off properties or any type of changes made (reduced, etc...) to be emailed to me. Also, she signed me up on a site that she knows about where you can bid on properties that go into auction. Is that Great or what?

I created my Financial Statement, wrote down my goals, created Affirmations to build that winning attitude and entreprenuer spirit. I'm pushing myself to get into the habit of planning my day the night before.

This past weekend I seen a lot preforeclosures so I looked at my buyers list and searched throughout the paper for potential deals that fit their criteria. I spent fours hours just driving around checking out the locations, as well as, learning my city (like where the schools are, parks, etc...). I found some that looked of interest no one was home, so I left one of my cards attached to the door, then came home and created a letter to send out. Pray with me folks that something is gong to happen.

That is it for now. It feels like I am moving a million miles and hour. Just need to stay focus. I plan to wholesale a property before November 29 2008. I always expect abundance so it would be amazing to have all the letters i sent out, to recieve a call from each one. Hey, you never know. I'll keep you posted. See You at the TOP!

Congratulations on all that you've done so far! That is a TON!

I don't remember if you said you were with the coaching program (you sure are doing what they teach! ), but start to put in a ton of offers, LOW offers through a realtor, too. Because, like we've heard, that is a great way to get some of your best deals, just by the law of averages. All I know is that the most successful REI people I've been in contact with and am learning from have used this technique, and it works!

And then there are the FSBOs and foreclosure situations where a kind word is your closer.

I look forward to hearing your stories, Wayne, and learning also from your examples. It is so AWESOME to try each new thing that we learn!

I am with the coaching program. I need to start calling more than I already do. They are Great!

I just got back from NY for my son's birthday and found some properties that look interesting. I just contacted my realtor to set a time to go and view them. I plan to look at about 15 - 20 properties by Sunday. Which would be four per day, even if I just do a drive by.

Is it possible leave a $100 dollars in earnest with bank owned properties through a realtor? Guess I'll just try and see what happens.

Well, a little up date. From my previous post I had mentioned getting in contact with an Agent that is investor friendly. Well we went out to check out some properties and by the end of the last house we visited I asked her if she was open-minded. To make a long story short, she pulled out a 3 page letter of things she wouldn't do. That was a waste of time. I should have done a better job pre-screening (learn from my mistake). Well, I went on a Agent hunt this weekend by emailing, calling and asking the question from one of the post. Well, I ran into two agents that met the standards. They both invest and have/are working with investors. I explained to them that I am new and serious about taking my investing career to higher measures. I stated that I am one of Dean's students, whether you know him or not, he is making a lot of his students wealthy. They were both up for it. They seen Dean's infomercial but haven't read the book. So, don't be afraid to say that you are apart of Dean's program because they know of him from the commercials. We're all up late at night sometime, that's why we are here becuase we believe in Dean teachings and techniques. They must feel the same if they are up for the challenge. Well, I have two meetings this week with both the agents. I will keep you posted on what happens. Hey, I may just get 2 for the price of one.

DG Fam, take those steps and lay down your foundation. Plan and keep moving forward.

DG FAM...Today was a great like everyday. Well, I met up with the agent that I talked about before. Before I even met up with her I prescreened her using one of the coaches (nstreet) technique. Obviously she passed because we sat down and talked. Prior to our meeting I explainded to her that I was apart of the wonderful family here at DG. I gave her the website to let her check it out. She stated that she seen the late night infomercial and from there she was ready to go. I keep the whole thing honest about what I'm trying to do as far as assigning deals and buying and holding. She already understood assignments but wanted me to eloborate on it. So I did. She like the idea and said she's in. Come to find out she invest in real estate through buy, fix, and sell strategy. She has no problem finding deals but ask if I could help her find buyers. Also, her husband is a handyman. That's a 2 for 1 deal. She is going to let me see some of her work, but that is how she mainly earned a living. I wanted her to know how serious I am about my career, so there was a letter on here from CBRPOWER's (Matt) agent. I printed out it. After explaining everything and telling her that I'm as serious as one of the top students on here. Well it sealed the deal and she is on board. I feel this will be a great relationship.

I just want to say thanks to cbrpower and nstreet for the great examples given to help move my life forward and the start of great success. As well as, everyone one else (the whole DG Fam) for your support and guidance on my investing journey. I'm actually working on a deal and I will post it in a few days to get some advice. I'm going to run it by my coach tomorrow to see what he thinks.

For all the newbies, like myself, jump out there and make it happen. Great things happen when you make it happen. So if you ever feel like it's not going your way just keep on pushing. TRUST THE PROCESS AND GO GET IT.

It's in the reference material, which is great stuff, but I can't seem to find where that is located either. I always have to go back to the link I left in the forum. I'll ask dgadmin about that.

I recieved about 50 properties from my agent. I went through the listing and saw a few the look like they could be good deals. I wrote down the address and took a drive. There was two that really stuck out to me, so I emailed my realtor to send me some comps. By the time I got home there was some more properties that she sent me. GREAT!

While driving, I came across two vacant properties. Both in very nice areas. So I wrote the addresses to come home and do some researching.

Jumped on craigslist and spotted a FSBO that is looking to sell do to relocating. I will call them tomorrow being that it's late now. They are looking to move by the end of Feb. This could be a possible lease/opion or owner finance. We'll see when I call. I'll keep you updated.

Here's the details of a possiblity deal:
I spotted this one on craigslist. I emailed the owner asking the probing questions. The property was bought for $179K a few yrs back. Mortgage amt left $170K, selling for $156K (listed with an agent). As you can see this property is upside down. This lady is very motivated and she lives out of town and just wants to be down with the property. She is well aware that a short sale may be the best way. I called the coaches to get some advice and they said just make an offer. I scheduled a time to meet with the agent at the property monday. Let me know your thoughts on this deal as well.

Now, it's time to get something eat, then workout and and get ready for another great day.

Jan 31, 2009.......

Here's how today went.

7:30a - Rise and Shine (That is a late start for me I'm usually up by 5a)......cleaned up...etc..etc

9a - Searched through craigslist for potential deals

10a - Read DG chapter on strategies for an hour.

11a - Out the door to few 8 properties with my realtor. While on my way there spotted some FSBO and For Rent signs on my way to the property.

12p - 2:45 - Veiwing porperties. 2 properties look like they could be great rentals both in preforeclosure. Told the agent to send me some comps on these so I could run the numbers and throw in an offer.

3:15 - Back home waiting for the agent to send the comps ran. 20 minutes later recieved the comps. Took sometime for her to get home, gotta put some pep in her step...lol...Numbers are complete, notified agent of offer and now we wait for a response.

4 - 5 - Spend time with the Family

5p - Back on the web. I got an email from a potential investor looking to rehab houses, so we set a time tomorrow to meet and build a relationship.

6p - Read Napoleon Hill's book Think and Grow, the chapter on PERSISTENCE.

7p - Write out dialy task for tomorrow. I have a few properties to go by on some FSBO's that are looking to sell. I may have an owner financing on one of them. I'll keep you posted. Then, advertised on craigslist and spend the rest of the night with the family.
