Ok Rina, I'm starting my own journal so I don't have to hog yours! Smiling Here goes!

Last night I went to an REI club meeting with my hubby. We got there JUST in time for the start (7pm)only to find out it was canceled. WELL, we weren't the only ones that didn't know it was canceled so we all sat around the bar (they hold meetings on the second floor)and talked for a while. I was so excited I could barely talk (although that didn't stop me!).
I swaped 5 cards, 3 were newbie's like me but the other two are gold! One invests in LARGE commercial stuff but told us about his first couple deals and the other,Ginger, is a RE Broker/Investor/Mentor! She's really nice. I didn't get much time with her but I WILL call her next Monday with LOTS of questions!
I also met a young lady that has done 7 deals in the last year...yeah, she was fun to talk to! Ginger invited us to the next "first Thursday" meeting where everyone brings their deals and talks about them. I'll be going empty hannded but I think I'll learn A LOT!
It's amazing how good you feel when you realize that your goals ARE in reach and MANY OTHERS are doing the same thing!

One more thing before I go, it was mentioned that all those "guys" you see on TV are not the real deal...Well there were a couple "newbies" there that are taking online courses and I'd bet money I have learned as much or not more from MY classes as they have. Not to mention all the GREAT forums and SUPPORT I find here (which I doubt they have).

I called my realtor and told her to re-offer on the Jefferson house when they reduce the price. She figures they will after the 1st of June. I haven't given up on it yet!! Smiling Yeah, and I'll only offer $1000 more than the first time!

Things are kinda draggin for me right now. My "partner" is non existant, haven't heard from him in a while. I'm guessing he doesn't have the financing he said he has. Which reminds me, I have to get back with that guy that wants to invest his money in RE!! Good lord! I need to find out what his plan is!

My little Zakary, Mallory & her friends are coming up for the holiday weekend. She had another episode last Tuesday. I'm keeping a close watch on her and call her at least 3-4 times a day to be sure she's ok and on track. Set up counseling for her on Tuesday, that's good.

Today we're getting the garden in! I've never had one but Dean has. I'm hoping I don't kill everything! Smiling Can't wait to "harvest" all of it!

Price Lowered

The price on the Jefferson house went down to 63,900 so I put in another offer at $22,496. My realtor said the listing agent will probably LAUGH at the offer. Dean was a little upset by this and told her "why? People are getting these houses for this price range all over town". He kinda snapped! (That's my boy!) Eye-wink It actually surprised me! Nobody else has even offered on it yet, maybe I shouldn't be either...Hmmmmmm? I have nothing to lose, right? What do you think Rina, you saw the pictures...Am I out of line on this one?

I'll keep you posted on the counter offer (If I get one)!

Oh my!

I got a call from my realtor last night. They flat out rejected my offer on the Jefferson house and said they wouldn't look at anything under $50,000! Excuse me? Not only that, when I asked what bank is holding the property the realtor didn't know. Does that sound suspicious to anyone else? How can they NOT know that?! No paper trail either (rejected by phone?), makes me wonder if the offer was even submitted & the listing agent said that cuz she wants more commision. It's a conspiracy!(did I spell that right?) Smiling I give up!

I hear about the conspiracy theory. Its a bit frustrating not really knowing if offers are being put in or not. Alot of bank deals are all done in email these days - maybe you could request to be 'cc'd when the offers are sent? There really is no rhyme or reason so we just have to keep offering and moving on when it doesnt work.

I saw this and couldn't help but to say something. Hope you don't mind. Maybe try contacting the agent's broker. They should be able to show you some kind of proof the offer was submitted. If not conact the board of realtor's to ask what is the proper way the agency is suppose to handle bank offers. I wouldn't let this offer slip away because of some agent.Don't let her get away with this lame excuse. Agent's can be lazy with paper work. Especially if there is not alot of profit for them. You would think in this market they would be willing to take any offer. This sounds pretty sneeky to me. Bank's change their situation everyday in this market. Can you offer thru another agent? All will well! Don't give up! Persistantcy breeds success...........

Because this particular agent showed me the house I have to submit offers through her, sad but true. I'll let it sit for a while, I KNOW the price will come down even further. I am the only one to bid on it so far & it's been on the market over 30 days. Sometimes it pays to wait but I pimped out of the Howard St house cuz my agent didn't tell me there was an offer 2 days previous and it was only on the market like 10 days. Go figure.

I contacted another agent who knows another area I'm interested in....She too wants me to sign a buyers agreement with her! Ugh!! What's up with that! The plus is she knows this area as she used to live there. I just don't want to get tied down to one & find it's not working out.

The FSBO was nicely remodeled...GREAT KITCHEN! Dean went into the basement & found one of the walls of the foundation was bowed. Even HE thought the basement was scary!! She wants $115,000 which isn't out of line but not much of a deal. She guessed the SF is 1400 and the garage is a nightmare. 2 of the 3 bedrooms have no closets, so I guess they aren't really bedrooms are they?
I'll see how far down she'll come on the price. Renting at $800 right now & $15 a month comes out of her pocket. We'll see what happens I guess.

Got a phone interview for a JOB yesterday afternoon. I don't want one but then we can get pre-approval from the bank to buy for ourselves. I dread the thought of working!!! Sticking out tongue

Hi Dawn,
The FSBO sounds like a great opportunity. She sounds in need of help. Just curious if she is renting as a three bedroom unit. If not, in the past when ever I ran into the closet issue. I just put in a free standing closet and then it was classified as a bedroom. If that is so for your municipality. Then this becomes a 3 bedroom rental. So now yo can rent as a 3 bedroom house and recieve a higher profit. Any way you look at it this home sounds like a burden for the seller. Your the savior! Negotiate,Negotiate,Negotiate....Continued success with this. Let me know what happens.

Sounds like you have some great potential deals in the works. I hope they come through for you. It is such a fun business at times when you can look at various properties and try to figure out the best way to construct a deal. In regards to the job, it can be depressing, I hope to be free of the daily grind very soon. However, if it helps with getting the financing to get the deals, it is worth it. I really DON'T want to get a job but it will help on the financing end.
I wish things were working a little better for me right now. I'm not getting responses to my ads anymore and investors are getting harder to find. The monthly REI meeting is coming up, maybe I'll meet someone there...I could get some great stuff for myself but for now I need to assign and it seems investors are on overload or something!Smiling I'll just keep at, something has to happen soon!

It's been a while since I've been on here, busy with lots of stuff!

I FIRED my realtor because I emailed her last Monday & have not heard a word from her since! The GOOD NEWS IS, I found a young, money hungry, new agent this past week...she advertised on CL so I called her. I did end up signing a buyers agreement with her becasue NOBODY around here will get me comps without it! I'm comfortable with her & so is Dean. She showed us a 4 unit & duplex on Saturday and another duplex on Sunday. We are going to offer on the Conant St duplex. Asking 79,900 but it needs some work in the (1600sf) lower 3 bedroom apt, mostly the kitchen. Also needs some masonry on the top front of the building. Rents = 1125/mo for both. (This works with your 1% rule Rina!!) Dead of winter heat is $500/mo & tenants pay electric. This one has great potential & cash flow! (The upstairs tenant has been there 35 years!) The property is agent owned, she is moving to Milwaukee to be near her son, she is motivated! The realtor thought she'd take 65,000 possibly. Well see!! Eye-wink

Glad to hear the latest in your real estate activities. Sometimes a good agent can make all the difference in the world. The one thing that is so true is in the midwest if you have to furnish heat, it takes a chunk out of your profit margin. Thus, if you can find multi-units with separate meters so each tenant pays their own gas and electric that is great. When we ran the numbers on a potential deal, we found that tenants do not realize the benefit in getting heat furnished and we found that even slightly higher rents do not cover the added expense. I agree, If we would keep the property the rents would be raised or would separate the heating for each. This place is huge! Even the owner thought the rents could be raised, she lets the upper tenat pay $300/mo cuz that's all she can afford so she is doing her a favor. We got the card of a guy that does financing from the realtor, I guess her boss (agency owner)works with him on all his purchases...he said he will sell us some of his stuff too & possibly carry a second. I would like to assign a couple first, but this duplex seems like a pretty good deal if we can get it low enough. I'm getting estimates for the upgrades, owner said the estimate she got for the masonry was $2000. Only drawback is no off street parking.

I'll post my results soon...I'm really excited about this one & would like to keep it for myself! Sticking out tongue

I don't know if I ever mentioned it, but I agree with Joe about the heat issue. Tenants do NOT know the value of "heat included". I've seen too many landlords frustrated beyond belief by tenants leaving windows open and turning up the heat, etc. because they don't have to monitor since "heat is included". Watch for those. Sometimes it pays to put the extra furnace in. Oh and my 1% would be rent only, nothing included.

Phone camp?

Hey Rina, what is phone camp? I could use a little of that!

Feeling a little depressed these days, can't seem to get anything going and I'm worried that when my year is up at the academy (end of July)I'll be lost forever! Can't belive it's gone so fast. Still no deal. I know, stop feeling sorry for myself! I need a big kick in the butt!!

I looked at 2 properties yesterday, both have foundation issues...hope to look at more this week. Decided to expand my area, maybe that will help. I must be totally overthinking this, should I do shorts? Foreclosures? Multi-family? Just plain having a bad day! Hopefully I'll have something possitive to say next time...gonna go place more ads on CL & hope I get a bite from someone that ISN'T a wholesaler!

Depression deleted!

The depression is now gone, thank God! I read Dean's newsletter and it really fired me up!

I am looking at a property tonight, possible water damage, called a mold remediation guy that will give FREE estimates (just in case I offer).
My "little realtor" is getting me comps. WOW, I'm not used to that!

I talked with a NR person who will buy my wholesale deals & hooked me up with a group on Facebook. Now that was fun(signing up)! Now all I have to do is figure out how to find the group so I can join! Sticking out tongue I can post my deals there too! Wow, all in one day! LIFE IS GOOD!

I put an offer in on the REO, $4400 less than asking. My agent sent the offer to the listing agent who in turn said My POF was "weak" and I must be preapproved through BOA so I should "just start the process now".
(I submitted a CASH offer using Costal Funding) I told my "new" agent to contact the listing agent & ask why I needed to be prequalified if the offer was CASH. Puzzled I don't NEED to be prequalified if it's CASH!!! Also the listing agent said "no double close". Who told him I was going to do that? My agent said it was on her listing...????
He didn't like the "and or assignee" either. That's fine. I have a list of buyers but didn't want to contact them until the offer was accepted.

Issue 2- The broker my agent works for dosen't understand what I'm doing, I don't trust him much. I foolishly signed a buyer's agreement & I want out! Even the agent dosen't like working for him! Maybe if I tell him that without Costal and not being able to get financing, I'm out of business. Let's rip up the contract and call it a day.

I'm back Paul!

We went to Country USA in Oshkosh for a couple days to see Taylor Swift. She was over an hour late too! We had a good time though, we camped for a couple days, nice and relaxing! I really needed to get away & take a break.

We're still trying to get out of our buyers agreement. I don't know what part of "we can't get financing" they don't get but it's driving me nuts! Bottom line is I don't like the broker and the agent seems to have more important personal things to take care of! She never returns my calls or emails either. I'm anxious to see what happens so we can start looking at properties again and get back on track. If we can be "freed" from the contract, I'll contact the listing agents from here on out!

My REA Tracey quit the agency!!! (If it weren't for bad luck, I wouldn't have any!) Sticking out tongue I contacted the broker to get out of my buyers agreement...he read the email but still no response...since last Thursday. I'm just about ready to throw in the towel!! I haven't even looked at anything, gotta tie up this lose end first and the broker doesn't seem to be in any hurry to terminate the agreement either. I guess I'll end up stopping into the office & confront him directly, don't want to do that, he kinda creeps me out.

FRUSTRATED!

Sounds like things are going a little rough. This situation is taking alot of your motivation away! What I have found is sometimes you have to go a different route. Probally going into the office and confronting him will only give you more false promises. I would go above the broker and approach the Board of Realtors on his conduct in handling this transaction. Brokers to have to answer to a higher authority. Holding a real estate license is a privalege! And then I would continue to move forth. There are endless opportunities waiting. This lose end has pushed you off track a little. We have been given a ticket to an once in a life time opportunity! Just as you have done Dawn, step back and regroup! Cash in on the old ticket for a new destination. Keep focused. Don't allow this circumstance to continue to shatter your dreams you have for yourself! Your an amazing inspiration to us here. The agent that quit is going after him, he's been harrasing her with text messages and phone calls. She had to change her number! She said she would back me up if the broker doesn't terminate the agreement. Now I know where to start huh? Do I just submit a complaint? I'll have to google to see what I can do. Oh boy...

Where to start....still stuck in the buyers agreement. The agent I had is waging war against the agency (broker/owner). She is submitting a formal complaint, he harassed her after she quit and is now with another firm. I'm also submitting a complaint and notice I have terminated the agreement and stating that this broker won't let me out, is not responding to my emails and I've had it! I've never felt so tied down and inhibited in my life. I can't do anything until I get this monkey off my back! In my eyes the agreement is terminated, I submited it in writing to the broker. What does it take? Sorry, for ranting...I'm totally frustrated! I won't sign another unless it omits FSBO's. (and the right to post a "sold by" sign in the yard) Smiling

I want to move forward like YESTERDAY! Especially with the blitz on! BTW-congrats Rina for being a team member! Cool I feel like I have to start from scratch now, like nothing is in place anymore, I've been out of contact with investors and I'm having a hard time finding new. Hard Money is looking pretty good right now...trying to find private funds too. I won't give up but this is driving me crazy!

Last night...

Well, I really enjoyed the call last night, Joe & his wife are an inspiration!
I did order the Edge Home Study Course...I need all the help I can get! Smiling
One thing that is bothering me though, I saw a post asking "Did Dean sell out?" on the site last night but it's gone this morning. I wonder why it was deleted? I was looking forward to seeing all the responses to this post. I figured everyone would be jumping on it! Also people saying the call was nothing more than an infomercial...huh? (I think that one is gone too) I guess if you want to look at it that way you can, I didn't. We all knew from the emails that Dean was going to offer us something special, no surprise there. I actually thought it would be more! If it helps me succeed that's all that matters to me.

I contacted an attorney friend of mine to see about getting out of the buyer's agreement. He's looking it over. I found out my counter offer was never submitted because the broker said it wasn't a "proper" counter. What the heck does THAT mean? By law they have to submit any & all offers, right?
I'm using that as their breach of contract...my attorney will get me out of it, he's good! I've know him for years but lost touch, come to find out he's a RE attorney (commercial)! Cool I'll keep you posted on how that goes.

This weekend my entire family is getting together for a family photo. My brother & sister from Florida are coming up Tomorrow. My brother will stay with my Mom but she has no idea Carol is coming...a total surprise. She has no idea we're having the get together! Great fun! (If I don't get in a fight with my twin!) Smiling We're taking our camper to my baby brother's house Friday and we'll be back Sunday. Can't wait...he's so much fun! I just hope everyone gets along for Mom's sake. We haven't had a family photo since my parents 50th (Dad is gone now) so Mom will love it, she'll probably cry!
