VERY discouraged! Need some encouragement.

I have been doing this for 3 months and haven't made a dime. I've looked at houses, made a couple offers, etc..
The thing I am afraid of in making 20 offers a month is, what if one or more gets accepted? Where am I getting the money?
I cannot get any of my sellers to accept a deal with owner financing.
I have talked with 3 banks, 2 mortgage brokers, 2 hard money lenders, and NOT ONE of them will deal with me since I am self-employed. They say I need to be self-employed at least 2 years before they will even consider any of my deals.
I have several possible deals that I am "working with," but cant seem to get ANYTHING off the ground.

ANY advice or words of encouragement would be GREAT. It would mean SO much to me to be able to close a transaction or two BEFORE Christmas of this year!

First let me welcome you to the DG family, glad to have you here with us. You're in luck my friend, I have been dubbed the resident cheerleader... LOL!
Ok, for starters are you building raport with these sellers or are you just making them offers? I'm asking because I truly believe that building raport is the key to getting the deal. I know that it made the difference in getting my last deal. The owner called me back a month after I contacted him. He could've called anyone, a realtor or even one of those we buy houses guys for quick cash. But he chose me! Why? I believe it was because we built raport. That alone is the ONLY reason he wanted to sell his house to me. He knew that I wasn't just out to make him some impersonal low ball offer. Now I'm not saying that's what you're doing. But maybe, just maybe it's coming across to the sellers that way.
Don't give up David, there are too many homeowners that are stuck with house payments they don't want. So change your technique, tweak it and work a different angle until you get a deal. That's all you need to do!
I know it's hard to always stay positive, I have my good and bad days too. I have NO support from family or friends, so I've created a powerpoint of what I call my manifestation movie. It's just some pictures of my goals with positive afformations to my favorite music. I watch it every morning and night. Keep yourself surrounded by positive people (if possible), music, books, whatever keeps you up and motivated! I hope this helps you...

David a couple offers in a 3 month time frame just won't do it. I would put in at least 20-30 offers per week. Thats what I do. I put in offers every single day.

And you're confusing me. You say you haven't had an offers accepted and then you say that your afraid to put in offers because one might get accepted. Well, which one do you want? Sign each offer "and/or assigns" and make each one contingent upon inspection so you have an out and a way to profit on the deal. Also, the 2 hard money lenders you talked to were not actually hard money lenders. A real hard money lender will NEVER pull your credit or your income. They only base their decision to execute the loan based on the deal, not you. Trust me their is a lot of money available right now for real estate. I still do "no money down" deals nearly every week. I turn down cashflowing deals with equity almost every day that 2 years I would have killed for because now my standards are harder to qualify for and my time is more valuable.

This business is very, very simple but not easy. The first six months usually weeds out the people looking to "get rich quick". If you make it a year and do one or two deals you are pretty much home free. You beat the odds.

In closing I just want to tell you to "never give up" no matter what. This is absolutely the best time EVER to be in real estate. People and banks are giving homes away. If you stick it out you will be rewarded. And I can tell you from my personal experiance that it is worth it. Get it done!

Hi, David.

You've heard from two people who are very passionate about what they do (REI) and they have both given awesome advice. Whatever it is you've BEEN doing, it hasn't been working, so you need to readjust. It MIGHT mean changing the perceptions you have, the way you approach things, or just the outlook that you have in general. I don't mean this as a negative thing, and I totally want to encourage you. One thing I have learned from Dean and the friends on this site is to be brave. It must have been inside of me before, but it never really showed through in my personality. You have to make up your mind that this is GOING to work for you, and then start taking some risks. Not dangerous risks, just doing what you have felt uncomfortable doing up until now.
You've been a part of this site for 4 months, so I'm guessing you've done a LOT of reading and following along. Don't be afraid to USE it. MAKE offers, contingent on inspection, financing. TRY the and/or assigns and lowballs on the REO's. (Banks don't have feelings) TALK to the homeowners. MAKE yourself into a person that others will trust. And learn to trust yourself.

I KNOW you can do it. Believe in yourself and ,like CBR said, "Get it done!" Smiling

Daddyleek, I Lo-o-ove the book, but that's probably because I read that FIRST. I may be bias. They both are AWESOME! You can't' go wrong with either. I would say do one or the other right away! You don't know what you've been missing! Smiling

believe me I know what's it's like to want to give up. I came on board and began my RI journey a few weeks ago. I am fighting to keep my own house out of foreclosure as I write this. I have not closed any deals as of yet but my first assignment is about to pay off with a $30,000.00 profit.

If nothing else this site and the people here have helped me to dream again! my life was or should i say is a financial nightmare. But I know that if I hold onto this dream and believe in it I will be financially FREE and making money.

If your dream is to make money in Real estate then pursue it because IF YOU CAN DREAM IT YOU CAN BECOME IT!

I have been to every fha lender and "government rescue lenders" out there and NOT ONE of them could help me save my home. So it is up to me to make enough #@* money to save my house myself. Which is what I am gonna do and I am gonna get rich in the process Sticking out tongue. Yey!!

Assignment gone rehab

Here's how the assignment is turning out... I found this property doing a drive by. The house looked great from the outside but after talking with the owner I found out that it suffered a fire a few years ago. The owner move to NC and had been carrying the burden of keeping up with the taxes on the property. he grew up in the home and inherited it from his grandmother. His home owners lapsed and the fire was not covered.

After speaking with the owner he agreed to let me go and see the property. After my husband, who is a contractor, estimated the damages at $55,000.00 we felt that this would not be a good assignment because of the amount of damages and the amount the owner wanted to recoup from the property. So instead of loosing out on the deal we suggested that he REFI and get enough money to fix up the property and then sell it when the market improved. He agreed to hire my husband's remodeling co.and is currently working with my broker on the REFI which will be closing shortly.

Our remodeling co., which suffered when the economy took a bad turn, is growing since I have been involved in RI. Not only with this job but we have 2 other flips we have contracted.

Being a contractor in today's real estate market has it's advantages as well as RI Eye-wink

It looks like one of my deals might actually come through! I got a call from an investor yesterday (an accountant friend of mine told him about me).
This investor wants to back me for the purchase and rehab of a 17-unit apartment building! He wants to submit an offer to the seller Monday or Tuesday!
Wish me all the luck in the world!
Some details: The purchase price is $140,000, as-is value $175,000, after repaired value (with 100% occupancy) $375,000+, currently 5 of the 17 units are rented at $375, market rents for this neighborhood are $450.
This place has SO much potential. Only 3 of the units need MAJOR work. The rest only need painting, cleaning, and stove / refrigerator.

I'll keep you posted the first of the week.

I just ordered the book yesterday and can't wait to get started.I can't wait to get my feet wet. I have been looking for properties for a while now,but I don't know how to lock them up. My credit is bad and I don't really have any money for a down payment. And I'm afraid of failing due to lack of knowledge about Real Estate. These things has always stopped me in the past. And still is. Those are my Obstacles that I have to get over. I'm hoping with Dean's book and his family of friends like you guys, I can overcome these Obstacles. I know I have to learn on my own and apply myself as well.

Here's something maybe someone can help me with. What should I do now that I've ordered the book? Should I look for properties now or wait til I read the book? I ran across this property that is for sale, but I don't know what to do since I haven't read the book yet? It's selling for 41,000.It sold for 117,000 in 2006. Needs minor repairs,but there might be some wiggle room for profit.I wanna lock it up and then sell it. What should I do now? If someone can help me I would really appreciate it. Thanks.. Owner Financing

If an owner accepts my offer and the owner is willing to Finance the property,can I receive upfront money? And can I sell the property at a later date as well?

You should be building your buyers lists. This is how you will get the cash or financing for your deals. Other people's money, is the term you will need to learn and understand. You lock up the contract and flip it to another investor/buyer and get paid for connecting the two! Eye-wink

we know that your obviously anxtious to get started(so were we) however, i hate to be the one to "rain" on your parade, but your possibly flirting with DISASTER, you could be ENDING your career before it even gets started! I personally think(based off your previous posts) that your just NOT ready yet, like E said, you should be building your "buyers list", that should be your #1 concern right now, So, build your "buyers list" until the book arrives, then read the book(cover to cover) take notes, and study, then study some more, then study some more, then keep studing, you feel me?

New to the family

I am about to finish my DG book and am very excited! I know there's money to be made and I know I have to support to do it! I'm ready to take the leap, but I guess I'm wondering what to do first! I guess assignments are pretty much the only thing I'll be able to do at first, but I thought I'd ask the experts and see what everyone else had to suggest!

My goal is to be able to buy my wife a house. She's moved all over since she was a little kid and just wants to settle down. I'm getting ready to go back to school full time, but I know after I get the hang of REI, I can make enough money to accomplish that goal!!!

Hey Trish,

Are you really sure you want to use hard money lenders? It can be quite costly. But a good place to start, if you are certain that's what you want, is just to type "Hard Money Lenders" into your search engine (Google, Yahoo, etc.). You'll get literally hundreds of hits. Good luck.
