LENDERS TAKE MANY FACTORS INTO CONSIDERATION WHEN TRYING TO FINANCE DEALS. WHAT A LOT OF LENDERS ARE LOOKING FOR(ESPECIALLY HARD MONEY LENDERS), IS EQUITY. IF A PROPERTY HAS AN LTV(LOAN TO VALUE) OF 65% OR LESS, YOU CAN GET FUNDING FOR YOUR DEALS.
IF YOU HAVE GOOD CREDIT THEN GREAT. I KNOW LENDERS WHO WILL FUND YOUR DEALS EVEN IF YOU HAVE 520 CREDIT. YOU SHOULD DO YOUR HOMEWORK AND LOOK FOR DEALS THAT HAVE EQUITY BUILT IN. EVEN IF YOU DON'T MAKE A LOT OF MONEY AT YOUR JOB OR DON'T HAVE $20,000 TO PUT DOWN, DON'T BE DISCOURAGED!

I have found a HUD home that AFV I will have 78% equity in. I have been trying to finance this house for two months now. The first mortgage lender never even returned the call.
I have an LLC, but the lender I have been working with had me apply like I was buying this house to move into. It is slightly bigger than my house. My renters did a lease on my house to show the underwriter I had it rented out. I have been jumping through hoops and we are still not there. I would like to get this closed as soon as possible. My credit is not great because of something that appeared on my credit from 2005, three times. That is an issue to be cleared up, but later. My renters are renting month to month right now because they were ready to move in August. When I was going to purchase the house as investment property, I was looking at 20% down and 7% interest. As a first home, I am looking at 10% down and 6% interest. My real estate agent found a program for $100 down that she thought I could actually qualify for...the mortgage broker I worked with has told me I am prequalified three times when it was not true. He still hasn't put my package in with the last underwriter and I thought I was ready to close next week.
