Wow, I have really been missin out :(
So this is my first time back to the site in quite some time. Not that I decided to give up because I most certainly havent.. or have I? I most definitely still very interested if that counts. But if you use to keep up with my journals you've probably figured out that I had to move back into the fifth wheel trailer. argh. >:( So no internet access for me. I just feel so lost lately but its good to see that the success is still pouring out of Deans blogs. I just wish I could be a part of it. Its not due to a lack of trying. trust me.

Thanks for sharing another weekly video blog with us. It is always great to get more insight and tips on building a buyer's list. Jeff provided some awesome tips in the video blog and it is always a pleasure to hear what Jeff has to say. I know Jeff offered some great advice at last year's Gain the Edge Conference 2009; so we can't wait to get the new Empowering Conversations DVD with your interview with Jeff. We also are looking forward to the Gain the Edge 2010 live event. We can't wait for all the details on the Edge 2010 because that is the first thing that will go on our 2010 calendar!
Also, thanks for giving us the update on your new book. I know many of the DG Members will be excited over the great offer for DG registered members so there is no reason for anyone not to become registered as a DG Member and become part of the DG Family. This was a nice blog because in a short time Jeff and Dean provided a wealth of information regarding networking to create a buyers list. It was a wham bamm 3 minutes or less to ask a few questions to gather information then move onto the next contact. Figuring if you spoke to 10 or 15 people and you placed them on your buyers list, it was 10 or 15 people you previously didn't have. I guess you could even call them to stay in contact and ask them if they might know anyone else looking for great properties to invest in to expand your network right? Thanks Jeff for your wisdom. We found the best way to have a buyers list "quick" was by joining the local investor association. Everyone works together for 1 common goal - to succeed.
We now have our FIRST 2 properties under contract and are looking for cash buyers for simultaneous close. If interested in South Florida, go to www.dgbeck.com and check our our properties currently available.

Dean thanks for the weekly blogs. Without them I would probably be lost. This week's blog was extremely important. I have been so busy trying to find the right property that I forgaot I need to sell them to make money. The three tips for finding buyers was the best information I have heard so far. Now that you have given tips on how to find buyers it would be nice to have one of your top sellers tell us some tips on how to find the right buyers. Again thanks for the tips. Maybe things might go a little faster. Instead of trying to find the house first if I have a list of what someone is looking for the deals will go a lot faster.

Why is it that sometimes the most obvious is overlooked and obscured with extra data? Having just listened to Jeff discuss his buyer's list strategy, it seems so self explanatory and natural: if you want a buyer, you just go where they are!

Well I could feel a little intimidated
I enjoyed listening to the video blog and look forward to it every Monday. Thanks Dean and Jeff for outlining the steps to buyer's list success. To be honest, and truthful, I feel a bit intimidated approaching people at time. Therefore I took the approach of a Craigslist add, which yielded some success for me. I am learning everyday from the knowledge of the buyer who was previously a real estate broker. Thanks for sharing such great advice. God Bless.

I do realize how POWERFUL my buyer's list is.
I took some notes:
Information from buyers:
#1. Type of neighborhood?
#2. Price range?
#3. Equity?
"How much equity are they looking for?"..."Determine the equity. Then we gotta find out the size of the property, square footage, number of bedrooms & bathrooms."
And yes, "If you build it they will come."
