Have you had any luck finding cash buyers? Guess I will be doing bird dogging, assingments and lease options.

1. Are you working with a realtor? Have you asked them the following.
A.Tell them that you would like a list of the names of the CASH buyers of single family homes within the last 90 days. They may not know how to do this and if that is the case, ask them to call their local MLS office and ask for tech support and ask where that information is in the MLS system so they can pull a report for you.
2. Have you put up local Bandit sign in your area. May seem dumb, but they absolutely work.
3. Look on line and the local newspapers for Single family homes that are for rent, call each one and ask them if they are looking to purchase additional homes for future rental.
If you do just those 3 things you should have a strong start in creating a serious buyers list.
