Hello fellow DG family members,
FYI. I just discovered this past Friday that I forgot to pay my annual filing fees of $138.75 to the state of Florida for my LLC which was created on 9/30/09. Obviously my bad that I thought they were due on the anniversary of the formation of my LLC!
Low and behold I further was informed that I owed an additional $400.00 for not filing in May which is when ALL filing fees are due regardless of when a corporation or LLC was formed in this state! further more, unless I pay the Sherriff of Notingham Forrest by the last Friday of this month, my LLC will be disolved by the state!
Well, you might just imagine my joy to have made this lovely discovery! Being the mild mannored, laid back cool and super dude that I am ...I screamed every conceivable profanity I'd learned in Catholic school and ALL of the forbidden words George Carlin could never use on the air plus a few I'd just invented before the steam stopped coming from my ears!
Heads up dudes and dudettes; PLEEEEZE check with your respective states for when your filing fees are due if you have not already done so ...

Though we do not live in Florida, we are very interested in investing in the area of Deerfield beach to Lake worth. Flips/rehabs have been our successes to date, we know that the Florida market is Buy and hold/rent. There in lies our problem. My partner is very nervous about who would manage the properties, as we are too far away. We need someone with local knowledge of neighborhoods, and would be able to be our local presence...our eyes and ears. So we're looking through the DG groups to find a trustworthy partner.
We're interested in just talking to someone from that area, to see how things are. Based on the on-line listings alone, there are deals to be had.

I work and live in swfl, and it is true this state is a hot bed. It is really a buyers market here. Good luck in your search, wish i could refer someone to you.
