I am currently narrowing down my foreclosure lists to buy a property, rehab it to be energy efficent and use it as income? I have no credit cards, no bankruptcy, no tax liens; 2 current student loans, 4 more in collections and being disputed; paid-off car note due to total loss accident back in Feb., oh and a cell phone bill from like 4 yrs ago.

My credit is awful, I don't have family members that are poitential investors, and I took bankrupcy in 2005.
I need guidance on how to proceed. I did investing a number of years ago with my own money, I know when I got behind on payments I did sell it and kept it in my name, the investor paid it off and kept up the payments actually it helped my credit.
