IF YOU NEED MY HELP...

Hello my name is John.
been looking for a florida connection and am ofcourse new to the site(s).
I received the course last week and have spent nights reviewing when possible-not much reviewed yet.
An old business aquaintence was at my office yesterday and mentione d his home has been in foreclosure for 2 yrs now. Last week he got a call from his mortg holder and stated the following...the3y will pay him (owner) 25,000.00 to take a short sale if interested and he will be out of owing anything more. Kind of unbelievable if you ask me. I'm not sure if the mortg peeps have a short to consider, I expect they do -why would they call, but why would they consult or ask him anyway!

He would like to stay in property and would use the 25k for down payment (me preferably), and make payments he could afford. Or have a place to move to so the dogs can play.
I'm not sure how to attack this situation. I know I can not assign a short in Florida if I were to strike a deal with bank. I can not purchase it either and owner has rotten credit to obtain new mortg.
Any ideas or able to assist each other?
I thought I would keep this short but there iu still more info I need to get from owner and actually inspect which will not be a problem.
I will try to review this site as much as possible to answer quickly but have obligations which limit my time.
I look forward to helping each other. Property description is nice neighborhood 4 bd my drive by shows landscape cleanup and owner mentioed painting and carpet is mainly the fix up.

Hello everyone how you all doing! we are in UCF area, just starting DG Real Estate Investors Family. We haven't even making anything yet, but it's easy to just Call up post of number and we found ours first buyer, then Realtor love us for calling then when we said we will be paying CASH for all house (ps. we haven't find any seller that's motivational enough to sell yet but we going there, and now found Orlando area New friends clue we are much more confident then yesterday)And yes yes we love to partner up and working as a team with all of you.
