I have been concentrating on wholesaling. Haven't studied too much on the REO properties specifically. Can you explain this a little more.
What area are the properties located in. How many properties are in the "bulk"?

Bulk REO List
There are around 400 - 500 on my list and keeps on adding everyday. They are located in Baltimore City and County.
REO are Bank owned Properties otherwise known as Foreclosure properties. Everytime a Bank forcloses a certain property, it will go into Auction (i think by the HUD not sure). But anyway, if nobody will bid on it, they will put it into market. Now, the Bank consider this a Liability because they're not into Real Estate Business, they're in Money Business.
Since the Bank is now the one who paying the Real Property Tax, they would sometimes accept any offer just to get rid of the Property. But sometimes the Bank also plays Hard-to-get that they would rather wait for some more offers until such time the property is already more than 3 to 4 months in the market.
Last November 30, I made an offer to one REO and the sad thing I learned just about 2 hours ago, the property was withdrawn by the Bank from the market. It was SAD because a fellow investor and another partner in Virginia have already buyers lined up to buy the property. But one great advantage in my part is that, I learned another lesson that the Bank have the tendency to withdraw it from the market.

One more thing. You mentioned that you are concentrating on Wholesaling. If our offer from this REO properties gets accepted, we sell at wholesale price. There is a formula to compute an offer to the Bank, and our offer to resell. It's a different ways. I guess you already read it on the book. LA

Considering It
LM -- I may consider doing this, but I have some obstacles to hurdle. I have a possible buyer, but one will not work with any realtor deals. Another of my buyers is looking for very specific profit margin and location is extremely important to him. Even if I partnered with you, do you have anyone that would either do or help you crunch the numbers on rehab costs? That is a big issue that I haven't overcome yet for myself! I do have another investor contact that may do that for free, but I have to find out what considerations she is looking for. I'm going to call her today.
