Well... I have a long story so bare with me. 2 years ago I bought deans books and shortly there after severely broke my left leg and ankle, I know it's an excuse but I could not walk for almost a year. Since I was unable to work I lost most everything I owned including my home and had to file chapter 7 bankrupt. At least I have no debt. I am very motivated to get going again and am going straight to the top right of the bat. I have found a house on the bay in Fairhope Alsbama which is where I was forced to move and live with relatives. This house is for sale through a realtor and is a foreclosure. It sold for $1.800.000 in 1996 when it was built and is listed for $1,300.000 and has just been reduced again to 1,170.000. This property has been for sale for over a year, it does have some missing plumbing fixtures and light fixture that would not cost that much to replace. This is a 3 story home on the water and the lot value alone is close to a milloion dollars. I have made a verbal offer of $950,000.00 and it was excepted. I don't have a buyer and obviously I can.t buy it but this deal just jumped out at me. I am looking for investor as this house will sell quick as its on the water in this quaint little town where it would sell fairly quick for $1,400.000. I am a retired home builder and remodelor, an appraisor, and have allot of knowledge about property values. Is there anyway for me to make money on this deal using the realtor and finding a buyer other than simply telling the buyer," I have found you and excellent deal and have it under contract with some contigecies that will help me hold it and you simply pay me a finders fee. I think this would be legal and don't know of any other way at this point. What might I do to make this deal work? I have tremedous confidence even though my financial position is what it is. In my mind I am already a millionaire and maybe that's why I found this deal or it found me as this is what I expect do be buying one of these days. Of course I live with the queen of all nay sayer and really rely on Dean for motivation and other motivational material and videos. I will be successful soon, I don't know how but I just know it. I'm 59 years old and i'm still passionate about this quest I have been wanting to do for the last 10 years. I also would like to see someones copy of an assignment contract as I want it to be legal. I am not working and have nothing but time and there are at least 20 houses nearby that are FSBO. Thanks for any feedback.
