Finally got my 1st Deal Done! Bird dog fee $1,350.

Holy cow took long enought after dabbling for 1 yr 1/2 I did a deal this is how it shook out, so i get a fsbo lead from a ghost ad i placed in early Jan, sellers need to sell cash have bad credit, i am in mexico! no ph service! wont be back for a wk so I gave it to my realtor w/listed it to my surprise for 220k, well he was supposed to put it under contract for less and not list it but oh well, so i could not wholesale it w/that price so it wound up selling to a buyer and the realtor split his commission w/me after paying the person w/referred the sellers & too much like I told him not to! Cautionary tale to be careful of agents make sure you pick the right one i held on to this one too long there were warning flags but i chose to ignore them

so there you go messy and completely screwed up but at least i have my 1st deal, whatdya gonna do, well fire my realtor is one of the things i did so he doesnt screw up any more deals but at least i got a 1st deal and i am working on my next wholesale deal already and I partnered up w/someone in my area so cal who is seasoned and has done multiple deals so i am sure to win!!!
