So i put in a ghost ad on craisglist that said "investor looking for cash buyers, have FSBO that are motivated"
Now i found the FSBO houses in my newspaper that reads, "FSBO and give info on houses, seller motivated"
A woman emailed me back and said, "i would like to drive by the addresses"
Now TO BE HONEST, i have NOT called the owners of the FSBO houses that are around my town. So do i NOW call the owners and say,
"hello i am an investor in town and have a potential buyer that would like to drive by your house?"
What if the potential buyer wants to look at the house?? I do NOT have the money to put it into contract.
And how do i go about getting my "finder fee" if the potential buyer really wants to buy these houses? I have a bird-dog contract that i can have the buyer sign .....if what....she agrees to pay me???
and Do i talk to the owner of the house to see how much she/he will sell it for and get all the information about why they are selling it and what not??

Can't you write a contract for 30 days and walk if the buyer doesn't come thur. Or repost add and maybe get another. Assign contract. or Double close.

Hey Melissa,
I would first talk to the seller and find out some more information. Just because it's an FSBO doesn't mean it's a good deal, but if it is, you should get the information from the seller and fill out some type of lead sheet. If it's a good deal and a truly motivated FSBO, you could probably lock the property under contract for a minimal ammount of earnest money (I know its been done with as low as $1, just explain to them that they don't get the money untill closing of the transaction). Then market that contract to these potential buyers or simply put out a craigslist add for the house. If it requires more money than what you have, still get the info and mention it to your buyers. If they are interested they should be willing to sign some type of agreement or bird dog contract. Once signed you can provide them with the property address. I'm new to this but I hope that helps!
