Hello All

I am brand new to the DG World of Investing. I have the book: Profit From Real Estate Right Now. I am on the latter half of the book and already I've found myself a Real Estate Agent, who also happens to be a friend, who is amazingly ready to climb onboard my Investor Cruise Liner, and let's see just how much money can we make.

I thought that part of the process would take awhile and it hasn't. No one is more amazed than I am. He does have several warnings to me about this whole real estate investing/flipping game. And, between him and Dean's support structure here, I see nothing but real success in the future.

The one thing I will do, in the near future, is join up with the Success Academy. Just not right at first. Have to set the table as they say before one can have dinner. No slumming.

I am inviting all central Indiana DG Investors to contact me, as soon as possible, so we can create a localized support group, if at all possible. The more the merrier. Atht e very least, we can share our stories amongst each other during Happy Hour, etc.

For now, I'm prepping the chalkboard at home and putting all the resources (ugly yellow signs?) together, so my name and numbers gets out there in the public eye.

Side Note: I also happen to run the central Indiana Packer Fan Club. So, being in the public eye has been something I've gotten used to over the last decade. We hang out at the Fox & Hound, up in Castleton, on the northeast side of town. Talk about that later.....

New Change in my Situation

I am now in League with a good Realtor, who is joining forces with me, just as Dean's book recommends I accomplish. And, part of that process is the fact that he is also helping me rid myself of the Property I could no longer afford on my own.

We are now getting ready to list my former Home, thru a Realtor here in the upper east side of Indianapolis.

The address of my home is:
15360 Wandering Way
Noblesville, IN 46060

It's a 3 bdrm, 2.5 bath, w/ garage on a slightly larger lot, inside the Deer Path Subdivision on Hwy 238, southeast of Noblesville town proper, and west of I-69 that goes from Indy to Anderson IN. There is a fireplace. All the ceiling fans are still hung. It also has a Loft which could have been a fourth bedroom. We vacated the home, last July 2010, and have been dealing with the Mtg Co, ever since. Finally beginning to make headway after the original Mtg Co sold it off to another one, without notifying us. Go figure.

The siding and the roof are in great condition, as is the home. It's roughly 1650 sq ft. The landscaping is all perrenials and it has the only Pine tree on the street. It's a Colorado Blue Spruce, which was planted the same year we built it, back in 2002. I'll see about posting some photos here, if possible.

We expect to have the Home listed by early next week, or so.

My posting this request for assistance did cause a few calls to my Realtor, just awhile back. The efforts overall, caused others to become interested, and now we close at the end of the month.

On top of that, even though it's a SHORT SALE, I will be getting money back as a part of the deal. In fact, I get more back that what my Realtor's commission will be. Who knew!

Looking to get things aligned and head for the Success Academy now. Watch out!

I guess the one thing I must get used to, is how real estate doesn't happen overnite. The House is now sold and I'm moving forward with my plans. Putting the finishing touches on the Marketing aspects according to Dean's book and found myself a Mortgage Banker in the area who is very capable. That with my real estate connection should get me a stable support staff. Now, it's time to start finding sellers and buyers. I did find out that Indiana has a 3 month wait period for foreclosures (that I would have to hang onto) so pushing forward will be a bit tougher, looking for people who are in dire straits looking for some assistance. Next step? Creation of the necessary website. More to follow....
