Goals for the new year - knowing your options

With the New Year around the corner, I am reflecting back from where I have come and also where I will go.

I used to be just the sum of what experiences I have had and no more. That has changed since reading Dean's books and frequenting this website.

I am now not only the sum of what I have and am experiencing. I also draw on the possibilities of what my experiences can be. This makes me happy.

How many deals can I do next year? How much closer will I be to my goals and dreams? How nice is it going to feel when I earn that new bathroom with the Jacuzzi tub?

It's easy to get caught in that trap of what hasn't been done, etc. Don't you do that. Catch yourself and look up, keep learning, take a step if you are new, take a step up if you have been doing this for a while.

Question on cash flow business/residental property

I had a couple call me from Eastern Wis with a problem.
They built in 1999 a 6,000 sq ft day care center with an attached residential property. They live on an Alpaca farm, and rent out the house, that is part of the day care. All was fine till their daughter was born with multiple health problems and has had heart surgery. They had to shut down the day care because their daughter could catch something and she could die from any infections.
They had started paying on it and now borrowed from it to pay for medical surgery. I haven't run comps because it is in a small town of under 900 and yet they were overwhelmed with business because there are no other day cares even close.

I am a new investor and am looking for advice from experienced investors. I have the opportunity to purchase a property with 3 units. The main unit is a 2 bedroom house which needs some work.
