I am a licensed real estate agent in PA. Advantage? Disadvantage?

I have recently purchased Dean's newest book and am diligently reading all the posts I possibly can here on the website as well as have joined a local real estate investors club. I am a licensed real estate agent in Pennsylvania. The question that is puzzling me is this: Will being a real estate agent be an advantage in this process or a disadvantage? Since I am still a "newborn baby" at all of this, I can't seem to see through all the details yet-- Maybe one of the seasoned veterans could point out the pros and cons to my situation? My First Investment and Thanks everyone!

This is a topic that I have not seen too many times on the site so I hope this information is beneficial to many of you.
In 2002, I was 22 years old and driving over to visit a friend when I ran across a very old Beat up house on a beautiful piece of land. I drove down the driveway to ask the landowner for permission to hunt. After speaking with the older fella, I found out he would be moving soon and wanted $31,000 for the home and 14 acres. I had $10,000 saved up in the bank from living with my parents so I told my dad that I wanted to buy the property mainly to hunt.

Help My Dreams vs. Nay Sayers

Wow Dean Family I really just finished a BIG Debate about what to say to the Seller (FSBO).

Ok I was explaining my case on how I will call this owner with a great deal, however; my lady stop me and said "I am sorry baby, but that sounds like a Scam."

Uh!! this statement from her caught me by shock. She said "Bae telling the seller one thing and telling the buyers another thing is lieing like a Car Dealership" At this time i am thinking, if I am not saying the right things to the seller then where can I find it.

Therefore; I don't want to think my LADY is a Nay sayer lol hahaha, but I really need to get this boat moving off my lot. If anybody can help me with my DREAMS to make the first deal then please reply back...........

National Wholesaling and Flipping Team

Hello everyone. I am trying to think outside the box and want all of us DGer's to try and help one another out in our real estate investing. Proof of funds?

I have a deal That I know I can do an A-B then a B-C with. This is a quick deal and we are only going to make about 2000.00 with after expenses.

Problem I am having.
The realtor wants the proof of funds from me I have a HML with the approval of up to 150,000.00 The realtor is saying its not acceptable and wants me to qualify through Bank of America. AND HE IS SET in his ways.

Problem with that is I have bad credit. It took me a week to convince My HML to put up the funds. Now I have done every thing that needs to be done I even thought about letting my buyer go around me to the primary seller and getting a bird dog fee.

What to do? What to do? What to do? AHHH !!! This is frustrating !

I don't fit in!

I just had my performance review at work this week. My heart sank as I read the words “Doesn’t fit in with other employees.” My heart started pounding as I went through all my interactions with everyone over the past year as best as I could remember. I thought I was well liked and nobody did the job I do better according to one of the managing partners. So what was the deal? I felt like I had done something wrong and I was a failure.

7-Day Sale

I'm still studying the process. It's a little frustrating because none of the coaches I've talked to have used this system. It's in Dean's book and other investors are tooting thier horns about it.

The 7-Day auction sale. I'm an auctioneer. I feel comfortable with the process, but I don't know exactly how to go about it:
What forms do I use?
How do I charge?
How do I negotiate with seller?

The real estate agent wants to turn it over to me. But she is not abreast of our type of REI! She's still inside the box. She wants me to help her break out. She has other properties for me to sell, if this works.

Has anyone done it? Can you give me some insight from your experience?
