Looking for a mentor in Indiana. Want to get started. Live in Indianapolis. Have SFL and Success Academy. Hoping to find someone experienced to talk to and meet with or who can help me find some investors or buyers to get started on my first deal.

Also willing to do some birddogging for anyone that is interested in some Indiana investments. Started a website and have gotten a few leads. Just need to get a buyer/investor.

HI everyone-

this is my first post here but I've been lurking for a few weeks now and everyone seems so extremely positive that I figured it's time to hop on board. I live in the Hollywood / Los Feliz area having just moved here from the big apple and I'm just starting to get my feet wet with Deans course. I've spoken to real estate agents, scoured zillow.com and have purchased my bandit signs which will go out this weekend so I've got the bases covered and I'm ready to swing!

Anyway, I'm wondering if there are any other investors in the area who would like to let me buy them a cup of coffee (or tea if you like) so I can pick your brain and more importantly expand the network.

I wanted to purchase the SFL but did not have the funds. Having cash flow issues thanks to non-paying customers. With what money I did have I got the Edge Program. Late nights and early mornings studying. Got my Attny, RE agent and been looking at properties. With the stress of bills, working, and not keeping up, wanting more for my family, thinking things can't get worse, they do. Divorce. Nuf said. I am heart broke, I need to make this work. I am a possitive person but this is tough. I'm a contractor and as soon as I find a investor partner or any help whatever I want to make this a happy ending and a success story.

Not sure why I felt the need to post this, maybe it's therapy.

The day has finally come. The day that I realized that I just can't do this anymore, and i have tried (believe me). It just seem that everything is working against me.
(1) I live in a rural area in KY -NO CASH BUYERS !!
(2) SEEMS AS IF THE RE AGENTS IN THIS AREA DONT WANT TO STEP OUTSIDE THERE COMFORT ZONE.
(3) FORECLOSUREALERT WILL NOT BRING-UP ANYTHING IN MY AREA, (BUT I HAVE MANAGED TO FIND SEVERAL HOUSES).
(4) I HAVE NO MONEY!
(5) CREDIT IS BAD !
(6) HAVING TO GO AT THIS ALONE ( NO SUPPORT) AND WORK A FULL TIME JOB THAT I HATE!!!!!!!! (BOSS).
(7) THE HOUSES THAT I HAVE FOUND (SEE #3) ARE ALREADY (REO'S) AND THEY REQUIRE A POF
( LAST BUT NO LEAST THIS MONTH WILL BE THE FISRT MONTH THAT I'LL NOT BE ABLE TO PAY MY HOME MORTAGE.

A House I used to own...is on the market now and it can't sell...

I used to own this great 2 story home in the country club and then was forced to sell it because I lost it through divorce, now the new property owner has since died and his wife has had it on the market for about 5 months and they just can't sell it.

I sold it for 250K and they put down 25K, the balance should be about 220K, it looks like she's about to throw in the towel and stop making payments soon since she's on a fixed income, that plus it's too much home for her alone...5 bdrms, 3 bths.

Looking to network with possible cash buyers in the Northwest Arkansas Area including Springdale, Rogers, Bentonville, and Fayetteville (Walmart Country). Would like to know what type of properties are needed and the specific qualifications for those properties. Great areas for rentals, rehabs and REO's. Thanks for your input!

I just got Dean edge10 program can anybody here in Jacksonville help me with getting started. What I need to do is get a wholesale or assignment deal going in the next 15 days because I don't have the money for the academy or anything else for that matter I'm not working at the moment so what I can do is be a bird dog for someone who is very busy and can't come up with time to look up property or talk to agents whatever you need me to do like I said I have a lot of time right all I need is the assignment fee for when I find you a deal all I need is the info. you need to make the deal work for you that's it so please if anybody is out here in this town please (pm) me with what you need.

First of all, Hello everyone! I picked up Dean's books a couple weeks ago and I'm wanting to get started right away.

I ran into an odd issue. I live in WV and recently had a conversation with my first real estate agent, trying to get him on board and build my team. When I explained exactly what it is I was intending to do, he acted like this was something criminal. "How do you expect to be compensated for your work. West Virginia law says you need to be licensed" "I can't be a party to anything of shady legality."

I ..have no idea if he just wasn't getting what it was I was saying and thought I was just trying to be a real estate agent sans-license, or if there's something hokey about the laws here.

Is anyone from the Pocono Region in Pennsylvania???
