Theres times when you cant do the deal alone,but, if you partner up it becomes possible to do the deal.

Strength is in numbers.

Tulsa, OK - Investor needed

Hey everyone! I wanted to post something on here to see if I can entice some interest in the midwest. I am currently working on some lease options and have built my "buyer" list larger than my investor here can handle. I am looking for cash investors that want to play bank, very easy and very safe AND less in taxes because it's passive income and not capital gains (according to the CPA I spoke to but of course you should consult with your own to verify.)

Ok, I am in Gwinnett County, Ga and having a hard time finding investor friendly Realtors and Closing Attorneys. If anyone knows a Realtor or a Closing Attorney here please let me know. I have joined a REI here but the REI professionals they are recommending are way way way on the the other side of Atlanta. I want to work some REI professionals much closer.

Oh yeah I forgot to mention that I think I joined the wrong REI club in the first place. There is one that meets much closer to me but I just found out about them today. I believe that they would have info on REI professionals on my side of town.

About to make a offer

I am about to make a offer for a commercial property that I want to keep and run it my self. I am not sure how to go about it. The owner is willing to hold a note. We did not discuss anything yet because i have to go through his realtor. the property has been closed and the price has dropped a few times. the only thing i know that there is a issue with the heating system. It is a equiped dairy mart and restaurant with a liquor license and apartment in a very good location.

I am looking for some ideahs anyone would have.
I have no cash and poor credit. i am self employed with no income verication.
I have vacant land worth 60,000 that i could use as collateral and am willing to pay a note for 5 years with a balloon based on getting bank approval for the balance of the loan.
