and I get a call from broker saying looks like in week and half to 2 weeks, Ima be a home owner...HECK YEAH...The house that never dies(if any of you have followed my progress in my journal, some people called this home this) never died, and is looking really good as far as closing...As long as the title comes back clean when the attorney does his thing, and couple other small things get taking care of, the 3 unit multifamily is mine...WOOOOOOOO
so at a 99 percent chance I'd say of closing this deal...

What to do with a VA Loan
September 10th, 2009 | posted by SuperKenOk I have a VA Loan for 36,000 for a home and I'm trying to get into the REI but I don't know the first thing to do with the loan. I looked at my first home today to try to invest in. I think it can be a great start for me. The house is 89,750 it a 2bed and 1bath it's in a nice area. I really want to lock this house up and make it my first deal. What do anyone think I can do to get the house.

September 9th, 2009 | posted by LandCzarIn marketing for investors I've found several big time outfits that buy literally every thing which produces a 15% cap rate. I'm in St Louis, MO and I honestly have an investment firm from New York City I've been dealing with (they'll pay cash up front for property after we close a few deals). I've also found a small group of investors who buy so much property in one area of focus that they can control the rent rates (I believe Matt mentions doing this in the book also).

The first offer I ever made was accepted. I assumed it was not because I made an offer of $28K (thinking the house's before repair value was about 35K and the after repair would be about 50K) and she said she couldn't accept that low of an offer.
The seller called me back tonight and said she would take 28K (three weeks after my initial offer).
Problem #1 When I made the offer I assumed I wouldn't have a problem getting a loan. That turns out not to be the case. My wife and I have both recently switched jobs and our DTI is about 43%.

September 4th, 2009 | posted by Hitmen9I found this house through my realtor it is a REO they are asking 110,000 and I'm thinking of offering 60,000 It needs about 35,000 work and comps in area sell between 140 - 220 so I hope they will accept my offer. And I can get it under contract. I will keep everyone updated on the progress.
I just wanted to say thanks to all the DG family members who have given me some great advice on my journey to my new life. I hope all works out for everyone on this site and would love to do great things with anyone who would love to team up.
Curious about large price drops

I saw a house on Zillow near me that is listed for $224,000. According to the records, it was just purchased in June of '09 for $463,500. This is currently also the Zestimate with a Zillow price range showing of $394K - $515K.
It is described as a great investment opportunity and as needing a new roof and several other repairs. The listing also states that the pool and spa are "not working".

last time I was on I had gotten a house locked up at 2ok under value. and we were set to colse escrow in 30 days, and everything sounded great. The agent called back a few times asking to raise the price due to a few difficulties such as closing cost and things of that nature. we told then came to a finla agreement and signed the papers. from our undertsnading the agent sent it over to the seller and he had signed as well. thought
