I'm kinda hung up on how to write an letter (offer) to prospective Seller. I've been following a particular piece of property I'm interested in near where I brought Deal #1. With this specific property, the Seller owes past due taxes on it and I pretty much want to see if I can lock up the property using a Sub2 deal where I bring the taxes current and the owner deeds the property over to me to dispose of as I will.

I happened to put a post on Facebook last month about a rental property I was thinking of selling. I had a party respond that actually had just that day decided to sell off all their rentals (5 duplexes and a SFR). They presented such a great deal I switched gears to being the buyer instead of the seller. I was the first one to know of their decision, and knew to jump on it fast after viewing the properties. (ANSWER WHEN OPPORTUNITY KNOCKS! QUICKLY!!!!!!!!!!!)
I really want to make this first deal happen..

I purchased Dean's books four months ago and have read it three times but I haven't had my first deal yet...
However, I am having a potential first deal now. My offer got accepted 4 days ago, and I need to close before Nov 13..
It is a townhouse (but looks like a SFH though..)

I'm super psych'd!!! I just got another single family home on Friday. This one is a beautiful 4/2, 2300 sq ft, 2 car garage, CAC with a 75% finished basement, in an excellent neighborhood.
I found this one after asking my agent to run "below assessed, quick sale, relocation, divorce" buzz words in some of the higher end neighborhoods. It turns out I found a regular sale that was priced 58K lower than FMV by a relocation company.

Houses in the area rent good too. Less than half an acre ground, outside storage building, fenced in yard. Owners want to sell and not rent it out. Not a foreclosure or anything. Has 1300 sq ft living space taxes are around 960 yr.

Rehab turned nightmare - need help

Being in a small town, my plumber aka handy man, thought he could take on getting bids for electrical, do plumbing himself, install appliances, tubs, sinks and do the sheet rock & muding, etc. Great deal for me and the State agreed to sell it on a 4 year contract. I signed the papers and made the first payment. Long story short, my family & I cleaned and hauled out the mountain of trash. Hired the plumber to get started.
