1st Flip with Dean's Program

We purchased a distressed REO property in a good neighborhood that has an ARV of $130,000. Purchased for 75,000. Rehab was 20K. We put on the market with a realtor and within 1 day we had an offer on the property. The buyer had an inspection done and inspection said we needed a new roof. Ultimately we paid for the shingles to be torn off and put new shingles on. A few days before closing the buyers lost his job and they backed out of the contract. So…we put back on the market and 2 weeks later we had another offer and we accepted. By the time realtor fees and closing costs etc were taken out we still walked away with quick $11,000 profit!! Best looking house in a good Neighborhood!!!

Wholesale Turned To Hold

About 6 months ago I found a motivated seller with a home that had been vacant for over a year. He owed $4k to the bank and after evaluating the property I made him an offer of $15k which would include the $4k payoff. The home was in need of about $20k – $25K of work.

It was my intention on wholesaling the property so when the seller asked for an additional $10K I agreed because $25k was still a good price for this 1800 sq. ft. 3-4b/2b house that had an ARV of $65k (MISTAKE). I found that you should always stay firm on your offer price.

My 1st Lease Option Deal

I purchased a bank owned property a year ago for $36.5K and put about $10k into it. I rented the property for a year to college students and last month inked a 3 year lease with the option to buy at $100k with a single family. They are paying $1500 a month in rent with $300 going towards down payment every month. My expenses on the property is under $600.00 including mortgage, taxes and insurance. Over the next 3 years I will profit over $20k in rental income and net over $60k at closing. Not a bad return on my investment. What are your thoughts and or advice.

PS. I also have a $25K line of credit on this property that I have not touched.

OMG Week for deals

Ok, The house we closed on in Lompoc turned out to be a cash cow. This house was at the start of the foreclosure process when we turned it into a short sale. Used opm to buy it for 235k, spent about 1k to clean the stuff out, inspection and insurance. We put signs out for a lease option and what do you know. We signed the lease with 15k option fee (not off the price), lease is $1,500 per month (same) and at the end the price is 300k. WOW
Here is where it gets fun. We also did a subject too the same way for even more money at the end. Bought another trailer for $3,200 on Friday and sold it Monday for $13,000 and got a ref fee from our short sale company. What will next week bring....NOW GO GET SOME

My 1st Assignment of Contract

I am a little late posting this but i wanted to let everyone know that Assignment of Contract work! I received a call from one of my Bandit signs! This owner needed to get out of her house as she may be loosing her job soon. I negotiated a killer deal. ARV price of $104,000. Rehab amount was $14,000. My price i had on contract was $62,000. Now I needed to line up my buyers. I had a few people that looked at it with not much interest as it was out of their area. SO….I got to thinking….I saw 2 for rent signs within a couple blocks that had the same number on them! I called that number and told them who I am, what I do, and what I had. BINGO!!

Need some feed back

I have a owner that want to sell two of her properties That Great !! but here the problem the first property she file for charter 13 because the contract took the money and run. Now its four years later,how can I get the bank to take a lower price and has it where the owner is free and clear of the property. Do I offer the bank a price or just keep getting offer; to I get close to asking price. If I have the fund I would buy it great area shop, metro, train, bar, food store in walking distance.

Seeking a private lender partner for flip in Indianapolis...Make impressive return

I've got a deal that I'm seeking funding of around $150k (purchase and rehab) for less than 90 days. Comps out around $250k and low days on market. I would oversee repairs with existing team. My cheapest house so far...

Just inked a sub2 deal with a distressed seller referred to me by father in law. Older gentleman is 2 months behind and decided to walk away. Has already moved out and moved on. Am getting him caught up on payments and taxes, total of 3200. He is signing it over, has no issue with leaving the financing in his name he only wants the bank to stop calling him and stop sending him mail. Craigslist ads have netted several interested C4D buyers, who I'll be showing it to next week. One of the interested party has 12k to put down. I told him I could work with that.....This is the smallest amount of money I have spent on a house. Net profit should come in at 22k.
