December 21st, 2011 | posted by TomAndJeriSorry we havent posted lately, just taking some days off and next week visiting family in my home country! So exciting!
Just right before xmas, we are closing tomorrow on a property we are buying using our Self Directed IRA. This property is worth As-Is for about $30K, we are buying it for $14K from someone who needs help and needs paying medical bills. We are planning to sell it for $20K, with hopefully a $4-5K profit after paying closing costs. I dont really believe our IRAs could gain this value in a short timeframe by only investing in stocks and mutual funds, but we will be working on it within the next few weeks.

Closed on 2nd deal after Rock Bottom Blue Print, $16K profit

Total rehab costs were about $60 because we only changed the locks on the property from the time we bought until we sold. We did an owner finance deal with $13K down and 12% finance, so if the buyer pays off on schedule and not early, our profits will end up being closer to $100K.

I need help and / or a partner.
I am working on deal #3 and I have seven deals pending.
I was just shown a three bedroom with two bath which was recently rehabbed. According to Totalveiw it is worth $86,000, on the market for 481 days and recently reduced to $70,000, the Realitor has been told any offer under $65,000 would need to be approved short sale.
I was thinking a cash offer should be for about $49,000. Other than earnest money I am without the means to buy this right now. Details available by phone.

December 7th, 2011 | posted by Zion PropertiesWell hello DG family! I know, I am not around here too much anymore and I miss it. I just have so much on my plate right now, something had to give. BUT, I wanted to let you know that I've now done my first SHORT SALE 'assignment'.
Here's how it worked. One of my partners who had a short sale under contract was going to let it go because it was expiring and they already extended it twice and had been working on it for a year. I told him to hold off on letting it go, I may have a buyer, sent it to my buyer's list and one of buyers was very interested. We signed the finder fee agreement and then resubmitted the short sale paperwork with the new buyer's info.

December 7th, 2011 | posted by JennyInMalibuFolks, for those who believe in Santa and Dean (and even those disbelievers), I can tell you you don't need a lot of money to get started.
Wholesale properties can be purchased for SUCH little money without partners, assigning, or methods you might not feel comfortable with to start out. Fannie Mae's website is full of them from coast-to-coast.
My first deal involved purchasing a property from a wholesaler WITHOUT title insurance, and it's a lesson I learned hard and well. Now, I wouldn't even let someone GIVE me a piece of property without title insurance. It could be riddled with liens, back taxes and/or encumbrances, and could cost you a fortune to extricate yourself out of. I was fortunate to get out of that situation.
