I went to check out a duplex today 1930 house looked okay from the outside. Owner...so I thought or someone close to the family put a fsbo sign in yard and when I called I thought I was getting an appointment to view the house alone with him to consider this as an investment property for myself and my family. I planned on having my mother or grandfather purchase the property as they are both looking and hold it for me for a year or less while I put sweat equity into it fixing it up to rent out as it is in a great location in between two colleges and a mile from down town and 3 miles from everything else.

January 6th, 2012 | posted by hunt4successDEAL #1 under my belt! And my mentors come Monday 1/9. Bought a fix and flip in Ohio on an auction site. FMV $65,000 Approx rehab $4000 Got it for $7900. Will sell to first buyer that comes along for $25-30k Maybe less, not going to be greedy here. If I get 50% on my total investment, I'll be more than happy.
Hardest part was spending 8 hours on phone (probably 5 on hold) doing my due diligence.
Two things I attribute to my success--Dean's courses and Napoleon Hill's "Think and Grow Rich".

December 30th, 2011 | posted by MontanaMan2012I just bought a property in Florida for $20k. I paid a $5k assignment fee, $8k rehab, and the Realtor thinks it will sell in 30 days for $70k. Keep in mind, I'm in Utah, but developed a power team to handle this transaction over 2000 miles away! I love real estate! Just do it in 2012!

2012 goals

We have been diligently looking for land that has a great view or brook on property that also has wooded view.Karen ...my wife found such a lot 3 days ago and we immediately called the realtor to go look at.the realtor was closed but did that stop us from going to check it out ??? NO WAy !!! we drove to it and WALKED the whole property through the woods to all surveyed points and video taped and took pics.there is a big hill on top which we would build if bought and overlooking a valley that a hip roof camp cottage was built on and needs finishing.Deer tracks galore and all kinds of wildlife abound !!! .

I hope that inspired a lot of you to take action, because I was able to do this while battling with Ulcerative Colitis and Crohns Disease on a daily basis. I know everyone has their own struggles but you must think positive and never let anything limit your success in life.
I did just that and was able to push the boundaries even further and accomplish a new record for myself.
I was able to make $40,000 in wholesale profits in 7 days!!!

I just signed a "Contract for Deed" to purchase a piece of lakefront property. (I'm actually buying this property from my mother.) I drew up the contract with the assistance of legal software and my mother is carrying the note. It is my responsibility to file all of the paperwork. We have already signed the contract and had it notorized, but I'm a little lost as to what my next steps include in order to make this all legal. I know that I have to take the signed contract to the county offices and file it, but do I need to take the deed to the property with me also?

December 24th, 2011 | posted by michaelmangham2 short sales closed this week. Got two checks from my short sale team. Did not even know they closed!! My guys just wanted to surprise me I guess.
Got a deal under contract that was supplied by a fellow DGer!! As soon as I get the signed contract from my buyer I will post all the details. I have a second offer in with the seller lead the DGer provided me. If it goes under contract this DGer will have his first two deals!! Hopefully next week, making #37 for me in 2011!
Then, yesterday I got an REO under contract that I am going to do the rehab on myself. Private money at 10% is funding the purchase and the rehab! Looking to net $30,000 on this one. 90 day turn around.
Wholesaling is very much alive.... I am scheduled to close 39 deals in the next 30 days!

This month has truly been incredible! I am scheduled to close 39 deals by January 30th. Here is the break down...
2 properties in MI scheduled to close tomorrow - $1,000.00 finders fee
4 more deals in MI hopefully closing by mid week next week - $2,000.00 finders fee
a multi unit closing on Wednesday - $5,000.00 wholesale fee
18 properties in NJ ( Part 1 of a package that I sold) $15,000.00 wholesale fee
14 properties in NJ ( part 2 of a package)scheduled to close the last week of January - $10,000.00 wholesale fee
