I am not sure why this did not work for you.

What I can give to you or to anyone else that is looking to create business credit using the information I gave during EDGE '09 is to work with smaller banks.

Taking the idea that Matt teaches you can call banks with branches of 5 or less and this will have better success.

I know we can do this.
I want to buy a house that is listed for $12,900. It was assessed at $96,000 in 2009. I have no money to put down but we do own a small piece of land. Should I apply for a line of credit on the land to buy the house?
I am a mobile dog groomer, have been for years but we are new here so we are still building the business. Point is the bank statements will only show a very small amount of income. More cool hobby than income.
My husband is in construction so that has been on again off again in terms of income to show a bank.
There must be a way to do this with the tools I have.

Can Anyone Please Give Advice On Drafting a Loan Proposal

Can someone tell me a good way to write up a loan proposal for an angel investor? I have found a website where you can submit a proposal to angel investors in the midwest area for start-up capitol for your business and such, but I have never done this before and was wondering if anyone on here has, and could you please offer some advice on what to write to be seriously considered by an angel investor. Thanks for taking the time to help.

I've just got my first contract with a seller to purchase a condo which I'm super excited about. However, I'm running into financing issues. I've tried to finance this property through conventional loan but it got deny due to HOA fees were above 15% delinquencies. Hard money lenders won't work with me due to the state I am in. Family and friends are afraid to loan me money due to tax implications.

It seems I'm running out of options. Please advise!

I've been alot of talk but had my heart broke tonight, for the last couple of weeks I have been really happy because I have been taking the steps to freedom. Tonight I just had to secure the financing and I would have had deal one. Talk to my property manager down there everything is good to go.

I called a broker tonight to learn it is almost impossible to get a loan for under 50k on an investment property. Deal Dead?
