Can someone tell me a good way to write up a loan proposal for an angel investor? I have found a website where you can submit a proposal to angel investors in the midwest area for start-up capitol for your business and such, but I have never done this before and was wondering if anyone on here has, and could you please offer some advice on what to write to be seriously considered by an angel investor. Thanks for taking the time to help.

From my experience with Angel investors most of them want a business plan. If you are looking at a proposal I would suggest creating a business plan. There is a great product that I like is Business Plan Pro. It will cost from $60-$150. There are many, many other business plans provided that you can use. There is a chance that a business plan similar to what you are looking for is in there. You can then edit the plan to what you need.

thanks. The website did say something about a business plan. I always like reading your advice, especially when it comes to financing and business. Everything you said about building business credit is right on with what the credit building companies do, or tell you to do. Thanks for the help I really appreciate you taking time to help me.

You will definitely need a good business plan, one specifically tailored for a real estate investor (not a realtor). There is a list in the 2nd book I recommend on that link that is several pages long of angel investors.
There is also a list of everything you'll need for angel investors, including tax returns and many other items. (don't have the book near me right now)

I have that one book marked too, I should be receiving my free duns number any day now, it's funny because I had signed up for one of those credit builder programs, but I decided it was too costly for now, and pretty much everything they said you could find on here anyway. But one thing they had said was when you apply for the free duns number they would call and try to get you to pay for their credit builder program, or at least the duns number they charge 200+ for, and sure enouph right after I signed up for the free number they called. I told them for now I would like to get the free one but later I would be interested in their service. You have tons of awesome advice on private lenders, and trusts and the like. I don't have tax returns yet as my business was just incorporated at the beggining of Aug. But I do have my ein number, and can hire employees when the time is right.

You will need to check with your state on what is required to start your LLC or S Corp. There are companies that do it, but it also is not very difficult to do yourself. Make sure to get your EIN (Employer Identification Number). Without that, you can not get a DUNS #.
they filled it out, I did some of the things myself though, so I just paid the state filing fee plus shipping for a total of $121. You have the option of picking whichever state you want but if you want to claim office costs then you have to go with the state you are physically in. I chose my home state for that purpose

I went with a corporation because I can hold llc under if I want, and I filled out the paperwork for s-corp. Hope this helps.
They also have monitoring programs that keep you posted but I chose to do it myself.
