Why is CA so difficult? I have a GREAT deal that I am being told I CAN NOT finance with HML.

I have called every single HML I have in my arsenal. NONE of them will do a loan that is 60-70% of ARV. There is ONE that will, but it needs to be over 250K. I don't need that much. I REALLY don't want to lose this deal. I've been waiting too long to be defeated by the word 'no'. I've been on the phone since 7am looking for just ONE HML that can do this.

If ANYONE knows of a HML in CA that will lend under 250K with their % based on the ARV of the property, PLEASE PM me with the info.

First try out looking, I found this:

In House Refinance... Yes.
Seasoning and Turnover... 2 weeks.
LTV... 80%
Drive by appraisal.
Ag limit... 2.8M
Rental Income on Statement... yes.
Report credit... yes.

Pretty encouraging! As I ran out of time to talk, I set a 2nd appointment with them on Monday 25th, to learn about their Refinance charges...

Does anyone have tips for additional questions that I should ask them? I would appreciate your thoughts!

(Yes I'm more than inspired to interview more lenders. I've heard that a "no" answer on the last two questions above would be preferable!)

Wow. Just now glanced at the biz card I got from the lady I spoke with. Seems I was talking with the Vice President of the bank. Hm... I think that's good?

Finding Funding In New York

I have been through every tunnel I believe in getting financing for a property
to fix and flip. I am a carpenter by trade in new york, obviously in new york
as so it seems getting these deals funded takes money to make money.
all hard money loan lenders wanna see min 660 fico and 20% down.
No if ands or buts. Now, also Ive tried the venture of private lenders.
what i did was invest in a list from a website targeting high profile people
in the wealthiest area in long island new york (sands point) and within a 50 mile
radius. So i sent a direct mail to each potential lender.
Real estate agents are disgusting in ny as well. they never return
your phone calls or take you seriously because you are not the actual buyer, they

Bad Credit VS No Credit

I watched one of Deans infomercials late last night and I noticed he kept saying "even if you have no credit..." but did not ever mention if this program is possible with damaged credit (mine is pretty bad after divorce). I did, however, notice two of the personal success story tapes he showed did mention they had bad credit and still succeeded but I was unsure, since it did not come out of Deans mouth, if that was a rare case or if this is typical. I just do not want to purchase the books, get all into the program, research this website thoroughly if my credit history automatically locks me out. I would rather work on improving my credit for a couple of years and then proceed. Does anyone know anything about this subject or know where I can find the information?
