Does any one in the DG family have a good Proof of Funds letter they are using currently. I have a friend who recently aggreed to help fund my Real Estate ventures. And is also willing to supply a bank statement to the bank as well if needed. I am just looking for a good Proof of Funds letter to use and modify as needed to submitt with my offers. Any and all help would be great.

Every time I look up any
Business Credit Companies in Nevada
their tons of complaints, lawsuits,
and many ripe off claims

Especially in Henderson, Nevada

All aged shelf corporations are
over prices and also seems to be a scam

Just my observations

Anyone have any insight on legit Business Credit Companies out there

I am building a gated community in an incredibly beautiful location in Panama. It consists of 120 home sites and 60 condos. I'm looking for a financial partner to fund $4.5 million in exchange for a substantial percentage of ownership in the $31 million project.

I have wasted a lot of time with the "due diligence" loan scammers but if anyone has a real private source of funding with no up front fees please contact me. I will pay a substantial finder's fee.

Been a while since I posted a thread, but it's late (or early ) and I cant call the coaches at this time so I thought I'd make a thread for some insight.

So heres our situation, I live in Indiana and work in Chicago. Although my partner lives out in Kansas City, Missouri. We started investing out there since I work nights and its hard (not impossible) for me to start out here. Anyways, the LLC was created in Indiana if that matters.

Well long story short is we purchased (with cash) a home worth 60k ARV for 4k. We have already closed on it and everything. Our original plan was to quickly sell it for 12k. But we ended up getting someone interesting in a lease option.

I won an auction and put in a 'cash' bid because I'm using part relational private money, and part hard money to fund it. I need to submit a proof of funds. Some POF funds banks won't accept. This is a Fannie and I don't know which POF letters they'll accept.

Does anyone use a POF letter with a transactional funder even though you're really getting a PML and/or a HML? If you do, which company has been successful with a Fannie Mae? (Coastal Funding isn't acceptable to some banks I have found from experience).

I have been reading many posts on people looking for private lenders and how they are pm people who were successful to loan them the money. And they never heard anything back. Can you imagine being sucessful and you receive dozen of people pm you daily asking for money.

What I'm looking to do is create a list of who is willing to loan money. You will have to include your interest rate and terms. After we have the list we will be able to match people up. I like the idea of keeping it in DG family. This way we are helping each other out and grow each other's business.
