And there may also be a number of people who may not be who they say they are on this website. Because of that, they may be giving some advice you want to hear but may not be valid. Research everything and check different sources. Remember that you get what you pay for and the advice on this forum is free. As they use to say on "Hill Street Blues", BE CAREFUL OUT THERE.
Lastly, when you are in the moment, you can justify a lot of things. Things that might bite you in the butt later. Therefore, I thought it might be useful to make sure everybody remembers this definition

Can I Refinance a HM loan with an FHA Loan??? P.S...

I'm excited because I finally got my credit score high enough to qualify for an FHA loan. My wife and I will be shopping for a home for ourselves and we would like to get a killer deal on something we can fix up. Any suggestions on techniques would be helpful and much appreciated.
I have heard that i can't get an FHA loan for a fixer upper(although I may have heard wrong). Can I get a hard money loan to fix up a place, then refi with the FHA loan?
Also, to all the serious investors out there, I plan to do several wholesale deals this year, I was wondering if it would be in my best interest to get a multi family house as my wife and my first place. She doesnt mind and I want to make a good long term decision. Really need help on this one, thanks everyone in advance.

My main concern right now is getting private lenders and building my buyers list. I have a few investors I'm networked with but none that are serious players in real estate. I know placing ghost ads is a great way to get investors looking but one thing that I lack is the information needed to present to people that would be interested in financing deals for me. I was reviewing Self Directed IRAs but is there anyone onut there that may have some inside information on how to set up a proper presentation for someone to create one of these accounts?
