Get Out of Your Seller Financing - Sell the Note

What if the only way you can sell a property in a market is via seller financing? Are you going to be stuck recieving payments until the buyer can cash you out. If they have bad credit, which most will, it is going to take a while for them to be able to refinance. Now what!!!??

Bartering is coming back into popularity with the credit crunch in full effect. Obviously, the sellers motivation and need are the keys to bartering being a possibility. If you have something of value such as a boat, classic car, newer car, fine art, jewelry, bonds, precious metals, etc that have value and are of interest to the seller, you might use these as collateral to get into a property. It could be your down payment.

If the seller is willing to wait for their money and just need to get out from under the maintenance issues with the property or they want to reduce their tax hit and spread it over time, you might have a seller who is willing to barter with you.

Cash Out Refinance on Condo Investment Property

I hope someone can help me on this. I have been trying to get a cash out refinance on my condo properties and keep getting turned down by banks because it is an investment property. I do not want to with a private lender because the interest is so high (10%-14%) Any recommendations?

found some bank owned apt buildings, larger than 4 units so require commerical funding. can't seem to find any info on the requirments, everyone i talk to wants to pull credit etc. any info out there?

transistional funding???

Anyone have any suggestions for companies that offer transitional funding. I have never used transitional funding before and just want to make sure I use a company that can help me along the way if I have questons.

Transitional funding/short sale

Have a questions for season vets. Have a seller facing foreclosure but bank has said they will accept a short sale for the property. Owner wants to buy the property back after the short sale so they can keep the house understanding we are still going to make 18-20,000 on the property. Could we use transitional funding on this or what would be the best procedure without using any of my money.

No seasoning Refi For Missouri and Kansas

Hello DG Family,

I just wanted to know if anyone was able to find a local bank here that does no seasoning refi.

I found one but they require a 720 credit score.

If anyone has one that has lower requirements please let me know.

Also I have a local bank here that does purchase and rehab financeing at 7% and they only need half of the rehab cost as a down.

Any help would be great thanks
