If i have a heloc with money still owed but perfect payment history can i get more or do i need to pay this off before procceding.Have a new construction(5 years old)took 40k heloc and still owe just under 20 will they cough up 100k on a 175k home.also own old auto repair that sits on 7 acres,i need as close to 100k as i can get.found a duplex for 75k.need to get it.my agent says this is one of only a few deals she sees a year.

Hard money loans
May 11th, 2011 | posted by steve and veronicaI have called more than 10 hard money lenders. Most of them want you to put up 30 to 40% of the money for a down payment. I have not found a hard money lender that will fund a deal 100%. Even when I have a deal that is below 65% of ARV. In fact most only want to loan on the purchase price with me paying 30% of that down.
My question to the DG family is there a hard money lender out here that will loan up to 65% of ARV that will loan in California.

Refinance to Interest Only Loan w/HELOC as a second
May 11th, 2011 | posted by dredeyI have a situation where my rental property went from making me $100 dollars cashflow a month in my pocket to actually paying $84 out of my pocket a month for one year because when I refinanced last year the escrow was screwed up. So the property is now COSTING me money. I had the property appraised and it came up short. So the only solution for me according to my mortgage broker would be this: The property was appraised at $165,000 and the payoff amount is $136,000.
1) Refinance to an Interest Only 5/2 ARM for $130,000 and costing me out of pocket $13,600 and
2) HELOC for $10,250 to pay myself back.
This would bring my total loan to $140k.

Great source for building Business Credit
May 2nd, 2011 | posted by PavlovI first heard about business credit from an infommercial about a year ago. Then I got an email from a marketer. Both courses cost more than I was willing to pay at the time.
I decided to google business credit and found this guy. http://gboogie.net/default.aspx He has a youtube channel and you sometimes have to wade through some raw footage, but he actually gives some excellent information.

He has a couple of video collections. To really get the information start way back at video #1 from 2009. I admit when I first started listening to him, I laughed at how "unprofessional" he appears. BUT when you listen to his information, it's as solid as anything out there.

Finding Mortgage Broker

I have sent Deans letter out of his book, somewhat edited, to every mortgage broker in Iowa with no replies. Does anyone know of a broker that is licensed in Iowa that would be open to the strategies we are all working on?

My brother and I have just decided to get involved in real estate investing. We are very excited after reading DG's books and look forward to really making it happen. Problem is we are very very new to this and really dont know where to start. We have no money down and our credit is very poor. How does someone like us start getting involved in a path to successful real estate investing?
