I did request my credit report via a company with all the account #s to dispute it and it cost me $69.00 dollars with the score. Email me if you want to know the name and I can send you the forms for Free! Or Write Requesting Your Free Credit report from the 3 bureaus listed below, you are entitled to it for free once a year. I don't have good credit but I have a good job and if the amount owed is decent I would gladly pay it off. Its a long story, but I want contact this company and get the property back in the family's name.

They have $6,000 for a down payment, want a SFR 3/2/1 or 2, around 1200SF, a decent neighborhood (no war zone areas please), move in ready. They have stable employment (5 years+) with two incomes. They are looking for a PITI of $900/Mo.
I have no inventory on that side of town so let us work together to get this couple a house.

April 20th, 2011 | posted by TrustPointThe infinite wisdom that comes from Washington to fix our mortgage mess has finally arrived in preliminary form. After months of meetings, testimonies and calculations; the Dodd-Frank report has been released. In a nutshell, the report said:
Lenders would be required to make sure prospective borrowers have the ability to repay their mortgages before giving them a loan.
How about that folks. Thousands of hours have gone into this report and while it has some specific guidelines, the blurb above is what the entire report boils down to. Gee, wish I waCongressmansman.
Someone I Need Help
April 20th, 2011 | posted by rbailey1962Please tell me if I am doing this the right way. I have a property - 66 unit cash flowing apartment building that is 70% occupied, it's already been short - sale approved and the value as is is 1.4M. Now,
I have a few hard money lenders to work with.
I asked for the loan for $910,000 which is 65%. I can get the building for $850,000 plus 3%. Now, I can just wholesale the property for $900,000 but I wanted to get the loan for it, this way I have two options available to me.
As far as the loan goes - this is where I need help. The Hard Money lender is a Private lender so the interest rates are about 9%.

Using a Lease-Option to get a property...ideas?
April 19th, 2011 | posted by JonlubinI have spied a property next to one of the REO's I am after. I know from talking to the neighbor about the REO, that the owner selling the house (wants $140,000 / FMV around $152,000) bought the house out of foreclosure (not an investor), and did some upgrades. He got it for around $100,000. I also know that the owner has been recently married and moved out of town because they have had a baby and the Mrs wanted to be "near Momma"...I am falling all over my self at the possibilities here.
This home and the REO I am looking at are the oldest homes on the street (almost new homes line the rest of the street!), and it also has a full sized lot attached to the property!!! I have also found another REO right around the corner!

CAP ONE-XXXXXXXXXXXXX You received my letter disputing certain items listed on my credit report over thirty (30) days ago. The items were inaccurate and incomplete. I have attached a copy of the original letter you received.
Under the Fair Credit Reporting Act 15 U.S.C. 1681I (5) (A), you have thirty (30) days from receipt of this letter to respond to my request for re-verification of the erroneous items. Since you did not immediately inform me of your need for additional time, I assume you accepted the statutory thirty (30) day period.

Typical properties:
-Houses
-3+ bedrooms
-NOT "war zones" areas
-good rental areas
-2-4 units as well and other commercial units will be looked at as well
-rehab projects are minor to major and depends on potential
-some properties may be in short sale, pre-foreclosure, or foreclosed or other distressed circumstances
-30-60% LTV and will depends on the deal
-Secured by 1st mortgage
-Purchase prices range from $20,000.00 - $150,000.00 or more depending on investor capacity and desires
-rate of return, terms and conditions will depend on lender needs and desires and will be discussed.
