She is going through a house foreclosure in AZ right now. I tried to get a VA loan but as LA is a community property state I did not qualify. My credit score is around 800, heres 600. I think the main problem is that her debt for house exceeds what my officers pay can match.

I'm new to the site and have a few questions... I am almost finished reading Dean's "Be A Real Estate Millionaire" I got so inspired that I started locating properties to purchase (or at least for someone else for now and I make a profit helping to expedite the deal).
There are 5 properties in and around Atlanta GA that are priced way below the market value by $60,000 - $100,000.
They are in good areas and don't look like they need much work. Is there anyone out there able to give me some direct as to how to purchase these or partner up with someone who can?

Using OPM to purchase our first property

Our first reaction was "we can scrape up the $10,000 we need for a down payment on this property from our savings accounts." Then, after the smoke setteled, I realized what we had done and I was very dissapointed with myself. We got so excited about finding our first property that we wanted to make the move right now, instead of taking a step back and thinking how could we use other people's money to buy this for us...

liquidating equity with platform trading, is this a scam?
August 28th, 2009 | posted by brettnalmaI am the quiet observer type, and this is the first time I have posted anything so, here it goes. I found an investor that was willing to assist in liquidating equity in a property by platform trading.
1) I am not 100% sure how that works?
2) The seller I am working with has never heard of it.

Legal form to pool private investent money for REI

IEE financing

In the instance of an IEE with traditional financing like a bank that requires the property to be owned by the previous owner (me) for 90 days, what is the best no money down method to use?? I was trying to brainstorm and though of seller-financing with the original seller or hard money...am I way off? or is there an simpler/easier way to do this?
