Financing after filing bankruptcy

I recently (07/09) filed bankruptcy due to medical bills. is there any way for me to finance real estate?

OUR FIRST DEAL, NEED SOME ADVICE

My lawyer came to me about a deal I might be interested in. A client of his has a property that they want in my area that is a foreclosed property. It's selling for 69k with a market value of 168k. The client's credit is bad due to medical illness and does not have a job because of the illness and has 5 more months of unemployment. She's leaving her previous home because a development company bought multiple homes and her home is one of them. They agreed to give them 30k towards the foreclosed home if they found their own financing. That's when my lawyer approached me.

Need Advice ASAP

Today I went to Narragansett to look at a beach house. House is about 1400 sq. End of a cul-de-sac. Ocean view. House needs total rehab. Husband died and never finished building the inside of the house. Half of the house is finished. Half is bran new construction. House will cost about 100k for rehab. House is on the market for 399k. House is assessed at 630k presently. Houses in the area sell about 700k to 800k. The house has been on the market about a week. There are 3 offers. I would like to offer 350k cash no inspections or apprasials. Close in a week. 100k rehab brings me to 450k.

Need help on questionable financing.

I need your help and opinion on this. I'm looking for some financing for a rental property without having to come up with 20% down. I talked to one of my mortgage brokers, who also does HML. He said that he has the perfect situation for me. He said that hard money is getting harder to get and some of his hard money have started to dabble in another thing. This is what he told me they are doing.
