Accuracy of Zillow and the Zestimate?

I see many people use Zillow to value a home, but are Zillow home values accurate enough to depend on? Zillow uses what they call a Zestimate to give values on homes. Many home buyers use Zillow.com as a basis for what their home or a home they want to buy is worth. Zillow has many great tools and a lot of information for homeowners and home buyers, but their home values are not always accurate.

Should you Consider a Pocket Listing when Selling a Home

The overwhelming majority of real estate agents do the right thing for their home-selling clients, and try to market these homes to the best of their ability. Don't Buy and Hold!!! Until you have $100K - training from the Edge

At the Deans edge event 2014 Matt Larsen taught an important principle of Liquidity. If you are looking to buy and hold properties having bank financing is crutial to that business. Banks now a days want to see strong borrowers. It is harder to get loans than ever before.

Matt suggested that all investors before they start buying and holding they need to have at least 100K in the bank that they don't touch. This will give you enough liquid money to cover any rainy day and also give the banks enough confidence that you can keep their loan performing.

He also suggested that everyone should start with wholesaling then do fix n flips then buy and hold, in that progression order.

Home owner ship

Here is an article I found on MSN that talks about home ownership and how it is at it's lostest level in 19 years. The reason behidn the drop is that in a lot of areas investor have come in and bought up the investory of entry level housing. This has driven prices up and cut down on inventory available. This is good news for land lords as rental demand is high now.

The homeownership society is clearly over. Even as home prices soar and value returns to real estate, the one number that just keeps falling is the nation's homeownership rate. In the first quarter of this year, it fell below 65 percent for the first time since 1995. It now stands at 64.8 percent, according to the U.S. Census, down from a high of over 69 percent at the height of the last housing boom.

Where Does the Grounding System End?‏

Several questions are always asked "where does the grounding system end"?

The goal is to get the electricity to flow to ground. There are several ways to do this, including –

1- Through metal water supply pipes

2- Through metal rods driven into the ground

3- Through wires buried in the footings of buildings

4- Buried grounding plates or rings

5- The frames of metal buildings (more common in commercial than residential construction)

6- The metal castings of private water supply lines

In some areas, metal water pipes running to the street water mains are being replaced with plastic. This defeats the grounding system, and it is impossible to detect during your inspection.

Loose or Poor Connection‏

Most people will not know what to look for in the grounding from the electrical box to a grounding rod, But this is something that should be checked as you purchase or view your property for the first time. The ground wire is typically connected to the service box at one and into a pipe or ground rod at the other. Make sure the wire is securely fastened both hands. Where ground wires are attached to pipes, it's not adequate to just wrap the wire around the pipe. The wire must be secured with the client approved for that purpose, the wire may be loose in the clamp for the Klante may be loose on the pipe.
Corrosion of the wire, clamp or pipe could result in poor conditions. Where you see this, recommend further inspection be done.
