I had to share. I really need to sit down in the next few days and figure out exactly what I've made, and how my net worth has grown since I joined the Success Academy in late 2009. I will come back and report for sure mainly to keep on sharing with one another how it really can be done and how amazing RE has been in my life, so others can see they can do it too!!

My two babies (age 9 months and 2 1/2 keep me hopping) and sometimes I have little time to reflect and keep up with all the progress I've made because there is too much to do to move forward. But I really need to be thankful for what Carol shared in her Edge presentation, "I'm not where I want to be, but I'm not where I used to be." Amen. That is what I'm reflecting on today!

Learn HOW to STRUCTURE the deal.

This is NOT a 'cookie cutter' approach.

HOW you structure the deal will depend on:

1. Your buyers criteria. You'll have buyers wanting different ROI and or profits, price ranges etc.

2. How you have 'listened' to seller and meet their needs/wants to be able to satisfy them.

3. Running the NUMBERS will ALWAYS tell the story. No matter if you're using OPM or PML or have investor/buyer, tenant buyer or end buyer.

IF the numbers work, its a deal!

I have 4 nephews who are 25, 23, 21 and 13 years old. These guys lost both parents withing 6 months of each other two years ago.

These young men are amazing to me. They are each thriving and doing well in their lives. They keep in SERIOUS touch with each other. The three older brothers do not forget to include their younger brother in important activities.

They have not forgotten their parents. However, the four of them keep living and striving to meet their goals in ways their parents would be proud. In the beginning it was simply putting one foot in front of the other. By so doing they kept moving forward.

Number of Circuits

There is no magic number of circuits required in a house. No more than 12 outlets and/or lights should be on a single branch circuit. The acceptable number of circuits is largely a function of lifestyle.
The distribution panel and subpanel (if there is one) will tell you the number of circuits in a house. You may have as few as four 120-volt branch circuits or as many as 42. We often see 10 to 20 such circuits. You have to make a judgment call about whether that’s adequate.
You will get some clues as you move through the house. For example, if there is only one electrical receptacle in each room, that isn’t enough. An insufficient number of plugs may encourage people to overuse extension cords, which isn’t safe.

Wire Sizes

Fourteen gauge wire is the most common in residential branch circuits, in the United States. 12 gauge wire is currently required with 20-amp breakers for at least two circuits. This is not the case in Canada.
Twelve gauge wires are used for some electric baseboard heaters, water heaters, dish washers, garbage disposals, private well pumps, etc.
Ten gauge wires are typically used for air conditioners, saunas, electric clothes dryers, some electric water heaters, some cooktops and ovens, etc.
Eight gauge wires are used for stoves and large air conditioners.
(This is all copper wires were talking about.)
