Starting in real estate investing in the USA while living in Canada
May 23rd, 2013 | posted by BayAnnMy business partner and I live in Canada and we want to start our own real estate investing company. We want to focus on wholesale in the United States of America. However, we are literally penniless and cannot afford to pay registration fees for an LLC and a C-Corp.
We hear a lot about people who started with only $18 in their pocket. They reside in the USA. We would like to know if you were in that situation and living in Canada.
How did you start your business in real estate? Did you have to open an LLC/C-Corp to start investing in the US from the very start?

I have since looked into finding investors as well as finding properties and have recently been looking to find properties in the Colorado Springs area. However, I am having a hard time finding the good properties and was wondering if you guys have a few suggestions? I have looked at a number of different classifieds of properties and may have found a couple of properties that are good, but I am uncertain as I am waiting for my possible investors to contact me back.

May 15th, 2013 | posted by joolsHello, its been 4 yrs since I started. Obsticles keep comming up. What am I doing wrong? This is what I want to do. 25:1 on MLS. I cant cause my agent says I need 1000 dollars from my own pocket to go in escrow. I dont have a 1000 dollars. I thought what I learned here was that I didnt need to use my own money. I just dont see that at all. Especially here in Austin tx, houses are being sold very fast. My agent whom Im am working with text me if I knew anyone that needed their house sold cause he has nothing on the mls.

Adding up squarefootage of a home
May 11th, 2013 | posted by JeffcoMy dad and I were starting to work on comps and have run into an issue, adding up each rooms square footage the numbers with the rooms don't add up with the total square footage I believe that some stuff wasn't accounted for on the listing b/c it didn't say anything about bathrooms. But anyway, our question was for when adding total squarefootage for a house does that also include bathrooms and unfinished basements? Thanks in advanced for any helpful information we get.

Nationwide Business Plan
May 9th, 2013 | posted by CreativREIJust finished writing a 75 page business plan discussing how I plan to take Dean and Matt's system with additions from myself nationwide.
Already have a couple investors interested and had a few say no way. I can't wait to get this rolling.
If it goes as planned we will employee over 100 people by the end of the first year and over 500 by the end of the 5th year. Plus close to the same amount in independent contractors.
The first 2 years we lose money but by the 5th we're doing 30 million in wholesale deals and a little under 4 million in net profit.
It took me 3 weeks to write this thing, wish me luck in finding investors and getting this going...

Finding a good Realtor
May 9th, 2013 | posted by clarsen1. I’ve been getting a lot of questions and concerns about getting a good realtor. Here are a couple of points to follow when searching for the right realtor. Remember it’s going to take talking to more than one to find the right one. 1
2. 1- Meet potential agents outside their offices. Most good agents spend as little time in the office as possible.
3. 2- Attend open houses. Even if you’re not interested in the property, you can get a good feel of what the agent is like from the property they are listing and how they interact with others.
4. 3- Make sure your agent knows their stuff. Remember you need them to be a realtor, not an investor.
