As you all know the market is changing a little bit, so this means you need to step up your marketing efforts to seller to get the deals first. Here is a list of different people you can advertise to in order to find some deals before they hit the market. I typically pay up to $500.00 referral fee for every deal they send me. I have found marketing to these groups of people to be the most effective.

1. Divorce Attorneys: Get there name and mail them a letter getting them to send you business for a nice size referral fee. These guys are always talking to home owners as they are going through this difficult time and they can refer you to them.

Question re: how to handle callers that are responding to bandit signs

I'm putting out my bandit signs for the first time tomorrow morning. I'm wholesaling by the way...trying to get cash buyers. My question is...what if someone calls that is NOT a cash buyer and they inquire if they could still buy the property that I'm advertising? How do I respond to such questions? I really just want cash buyers and I don't want to waste alot of time on the phone. Advice??

Letters to divorce lawyers and probate lawyers

Hi, everyone!

Has anyone tried this? I have been building a list of divorce and probate attorneys in the greater Seattle area right now and also have already drafted a letter.

I wonder if there is any good strategy to increase the chance of the letter actually making its way to the lawyers.

I want the letters to go past the reception.

Finding sellers on craigslist

Hi there!

I have been tough time getting people respond to my craigslist ad to attract potential sellers.

My ad says "I buy houses! Any condition! Any situation! 555-5555 MattBuys.com".

I put it under Housing Wanted section of the craigslist.

How are you guys doing with your craigslist ad to attract sellers?
