Hello,
Been searching and reading thru the forums regarding bandit signs.....some investors have success with them and some don't.
For those that have success with signs for finding motivated sellers why do you think that is (some investors do deals b/c of signs and some don't)? Consistency? Persistence?

A pretty awesome thing that I have been doing with real estate agents that I am working with is using their access to the MLS to get me active cash buyers who are buying properties with CASH. Believe it or not, Real estate agents can actually do a search on the MLS to find and pinpoint cash buyers and can legally give you that list to work with to build relationships with buyers. Here is what I say to agents and how I say it to them to get this list to help me out. I like to do this face to face and not over the phone or email because I get better results actually talking to them. (I see this in many aspects of my investing)
First thing I will say to them is this:

Are You Trying to Reach Today’s Prospects with Yesterday’s Marketing?

First, yesterday’s marketing still works, so don’t freak out. Those classified ads, bandit signs, business cards and bulletin board notices all still work. Some investors are partially reaching the new prospect pool using a website or blog, but some haven’t really wanted to learn about blogging or setting up a website and creating content. It isn’t easy and takes some time, though it doesn’t cost much. There are other ways to reach today’s highly mobile and Web-connected prospect though.

Can You Wholesale Other Properties Besides Single Family Residences?

I love the fact that principles are universal. In the program we teach people how to wholesale single family residences to cash buyers. Most people in the program interpret that literally, and the buyers they add to their list are typically rehab buyers, and the properties they find are single family residences. Nothing wrong with that, single family residences will always be the biggest category of properties sold, and there will always be rehab investors who want to buy, fix, and sell some of these properties. But are there other variations that can be based on this principle?

Marketing To Vacant Homes

Hi,

I'm new to everything and have a few of Dean's books and am looking to get started Wholesaling. I met with a real estate agent and have found some vacant properties in my area. I even got their tax information from the public listings. How do I market to them to get them to meet with me and lock their house under contract?

Two Sides to Every Deal

The well-rounded real estate investor is the one who has more than one technique in their real estate arsenal, so that as they encounter sellers with varying needs, they have solutions for a variety of circumstances.
In order for us to put together a good deal as a real estate investor, we need sellers who have the two magical qualities:
Motivation--A higher than average desire to sell, often times caused by some kind of pressure or circumstance beyond their control: divorce, transfer, loss of job, medical, run down property, etc.
Flexibility--The capability of accepting an offer that is not standard or traditional.

How To Approach Sellers?

Hi DG Family!

I'm planning on doing wholesale, subject-to and L/O deals by emailing sellers on-line, such as Craigslist.

How should I approach the sellers?

I was thinking of just asking the seller something like do they need to sell NOW for quick cash then I can pay all cash and close quickly Or Do they need debt relief then I can takeover their payments and cash them out down the road.

Basically I tell them that I can buy two ways - all cash now Or on terms.

I thought this would weed out the sellers not interested in selling for cash at a discount or on seller terms, before I began asking detailed questions about the house and seller situation.

Any thoughts on this?

Wholesaling - How to show tenant occupied houses?

I have 4 houses under contract from a "tired landlord".

What is the best way to show these houses?

Is it to have them all meet at 1 time say "Saturday from 12 - 1"?

NETWORK PEOPLE, IT WORKS

I finally put out my bandit signs over the weekend and was excited for the leads that it would provide. Monday came and no calls, I was worried that i didn't do enough research on where to place the signs that was the reason for no calls. But that night i had a voice mail on my phone from another investor asking to talk to me about the business. My first reaction was i shouldn't call back because this person is my competition, even though dean and others preach that other investors are a resource not a hurdle. But for me, I use to see others in my field as competition that i have to beat to the punch in order to be successful, now i see the light. I called back the investor just to see what he had to say and i came out of this conversation with a valuable resource.
