New way to purchase Short-Sales: BLAST-- "Buy Low And Sell Today"
July 26th, 2010 | posted by greennoI was recently online and found some information on a new way to purchase short sales.
According to the information I found, Old School Title Company formulated the method and works just like assigning a property but you double-close, without any obligation to purchase, instead of assigning the property to soemone else to purchase and you can make more profit. Currently, I am in the process of testing this method but you all would really benefit from this knowledge.
Here is the information on the program....
"The answer is using the option contract for your short sales and double closing!
Option Contract w/ Addendum

Ethics in Wholesaling
July 25th, 2010 | posted by sistreatEthics in Wholesaling
Wholesaling is an absolutely fantastic way to earn money quickly as you begin to grow your real estate business. However, what you don't always get is the "realistic" side of wholesaling, especially when you are beginning. There are three components to a good wholesale deal. These components are:
Finding a truly great deal
An executed contract (must have earnest money to bind the contract)
A buyer

SCENARIO – A PACTRUST DEAL FROM BEGINNING TO END
July 25th, 2010 | posted by sistreatSCENARIO – A PACTRUST DEAL FROM BEGINNING TO END
I received a call from my partner’s bandit sign ("I Buy Houses, Full Price, All Cash or Terms Any Condition, Any Price")
The caller is a Mr. Sam Brown who says he has a house in Mission Hills, Ca. that is worth maybe $150,000, but which has a $154,000 loan on it and work to be done. I ask him "what he would like to see happen." He says he is just looking for someone who would take over his payments. I then ask how much work needed to be done. He says maybe $10,000 worth. My comment is: "Phew Doggies!"

Bird-Dogging & Contract Assignments
July 23rd, 2010 | posted by my87911pGreetings from San Francisco, CA !!!
My name is Dimitri, and this is my very first post, so I hope I am doing so within the proper chat room.
I've just started reading Dean's latest book, and based on what I've read so far, I believe I'd like to establish myself as an expert bird dog and assignor of contracts in my city for as many in-state and out-of-state investor partners that I can learn to work with reliably and responsibly.

Marketing without a contract?
July 23rd, 2010 | posted by midwest_investDoes anyone know if it is legal to market a property without a contract? If I am partnering with another wholesaler and don't have a contract with the seller myself, can I market the property on my website, craigslist, etc? I know this is a question for my RE attorney, but I thought maybe some of you probably already have that answer. Thanks!
