Bird Dog Agreement Contract?

I have a question about bird dogging, is there such a thing as a contract agreement for bird dogging? if so where would I be able to attain one?

I just got a call from a realtor that I made a offer to the other day.
I am scared to death . I think it is going to be excepted. So far the day after i made it I received a call from the realtor saying the owner countered at $30,000 more then my offer . So when I was checking my messages I found out the realtor call me and wants me to call him in the mourning. The best part is everything is falling in place ,today I also add another name to my cash buyers list . So I am scared and looking for encouragement. If anyone has any suggestions I am open. But I have to admit everything has happen just like in Deans book states. Thank you and happy selling to all .

Does the buyer pay liens on a short sale?

Hi DG family,
I just spoke to a listing agent about a property that is a short sale and he told me that he will get a list of the liens for me so I can make an informed offer knowing all of them upfront. Is it normal in the short sale process (remember, I'm in CA) to have the buyer catch up all the liens on the property?

How does this work? Obviously, if there're liens, title will be clouded and they will need to be paid prior to closing. Does anyone know if this is the norm, or if its the norm for CA or how this works? Thanks!

Looking to do my first deal, have a buyer lined up, my realtor is on it and it seems like a good deal. Probl;em is another wholesaler has it on contract, so I would have to pay them assignment money to get it assigned to me so I can assign it to my buyer. How can I make this happen without using any of my money? Appreciate any suggestions...

Hello all, I recently found a great opportunity to take a rental property off someone's hands here in Bellevue, NE. I talked with my quasi-realtor (which is also my landlord), and he says he has someone that is looking for an investment property. If he doesn't work out, my boss has some money and may want to pick it up also as an investment property. These are my only two options for buyers right now.
