??Owner carried note,Assignment??

Hey DG's.Anyone familiar with how to lock up a house on a investor purchase agreement and get paid for bringing in a buyer for a owner carried note.I'm familiar with how to lock up houses and assign your interest to the buyer,but never heard or learned how to do it if you have an owner who will carry the note and have a buyer who has a down payment.Anyone ever done a deal like this before?

Bird Dog Agreement Contract

Do anyone have a REAL Bird Dog Agreement Contract? I talked to investors and they haven't sent me any, I asked around here and all I get was a copy and pasted version that looks soooo sloppy, is anyone around here who used a Bird Dog Agreement Contract and has a REAL copy of one can they send it to my email address at chrishabersham@gmail? I would really appreciate it I don't have the funds to make up one with a real estate attorney I have a few buyers and REO property but can't do nothing about it because I'm stuck without the contract that's needed. And please don't send me a link to the forum on this website that has the same sloppy copy and paste version that looks messed up when I copy it to Microsoft Word. Must be an OFFICIAL version of it.

I am hoping Carol Stinson can answer this one. If I was to do an assignment deal where I am the one who recieves the assignment fee, does the deal have to go through attorney review and if so, who pays for that? me or my buyer?

Which Contract To Send To The Seller?

Lets say I found a seller thats a FSBO:

-Which contract do I send Him or Her?

-Purchase and Sale Agreement Contract?
OR
-Agreement To Purchase Contract?
And/Or
-Assignment of Contract?

-And Do I just sent them the blank contract from the web page First before I do anything with it?

-Is the contract ok to use from www.DeanGraziosi.com website?

Deal Structure

Hi Guys,

So I need help structuring this creative deal. The buyer really may be in a better position to do a short sale, but needs funds.

Here are the details:

Rehab needs to be completed.

2 BR 1.5 Baths
Mortgage
1st $50k
2nd $60k

Under Contract for $80,000, but he'll go lower now
ARV $84,000 (Based on a renovated property that just sold earlier this year)

Investors want to pay about $40-50k

Possible solutions:
Sandwich Lease option. But I'm not certain how it would work in this case or if that's the best strategy.

Assume the $50k first & then pay him $10,000 cash in installments.

What I'm not clear on is what should I do to be certain that the 2nd is not still attached to the house if the seller stops paying on it.

Price Reduction

Hi All,

I have a property under contract and the client wants to reduce the amount.
Is the best way to do this to just draft up an addendum? I know how it's done with a regular transaction, but not certain with a wholesale deal.
