How Can I Put A Bank Owned MLS Listing Under Contract With No Money of my own?
I am seeing a lot of cheap houses in the MLS that is bank owned, but they
require Proof of Funds and A Letter From The Bank.
Is there a way that an investor like me, with no money of my own, can be
able to flip properties like this to other investors or potential home owners
that dont know about the Listings but do have the money and is interested?

I have an assignment, new agent has buyer

Question!! And mbehrens did get your answer, but still wonder how this works.
Home owner has him listed on a website were he pays $400 to list his property on the MLS.
I have an assignment contract with him.
The party that owns the website called him and said this agent has someone interested and wants to see the place.
If the agent has a buyer, and I told the owner not to worry, I would back off the contract because he needs desperately to sell his home.
But how does this work with a new agent showing the place. If they bring someone in and the home is listed under this website for FSBOs, I don't have a problem walking away, but the owner wants to know if the new agent will make him sign something of a contract.

Letter of Intent

I have been coaching my clients to use LOI's as a method of finding indication of interest to sell at a certain price without using a purchase agreement.

To start, it's recommended that you work with realtors that you already know and instead of having them write up an offer on a property, fax them a LOI with the MLS number and the price you want to pay. They, in turn, will contact the seller's agent and inquire if there is any interest in selling at your offering price. If there is, you would have the realtor write up a purchase contract and get the seller to sign it.

There is no earnest money required and you don't need any exit plans or clauses in place because we are just looning for sellers that are willing to sell at your offering price.

Do Assignment Contracts work anymore?

I first signed up for Dean's coarse back in 2009 before the market crashed. I have been trying different things here and there and nothing seems to be working for me, so I have come back to Dean's site to give it another go since prices on houses have dropped to record lows in my area. My question is, do assignment contracts work anymore? There are more foreclosures and short sales available than people with equity selling their homes. I need a no money down way to be able to succeed.......Any suggestions are welcome and helpful as I have been out of the loop for almost a year now
