After the Matt call i decided to put together a template of my offers so i can get on the same boat he is on.

I am putting some stuff together however, I am not liking it, any one seen any templates online that have already been done so i can get some ideas.

Assignment Questions

I just read Dean's book and am interested in doing Assignments. In the book Matt says that having an attorney at closing is really important. I guess I'm just wondering a few things:

-Do you establish a relationship with a Real Estate Attorney ahead of time, or wait until there's a deal to discuss?

-How much will the attorney cost (I live in California)?

-Do you have to put the attorney's cost into the Purchase Agreement ahead of time or just pay them after from your assignment fee?

How to assign a property that is already listed by a realtor?

Is it possible to assign a property that is already listed by a real estate agent? If so, how could I go about doing it?

Also, what's the difference between bird-dogging and assignments?

Presentation to investor / Simple explanation form

Howdy y'all, Yes, I'm real new here in this biz. My question is about doing my presentations to my investors. Initially, we'll be doing flips. They're new to this also, and so I'm looking for a simple form that will simply and clearly explain the deal. What I mean is, is there a generic form available that I can just fill in the numbers for each deal?

What info to give buyer? Need help urgently...

I really need your help urgently. I working on assigning my first assignment to buyer. I really thought I had worked my numbers fine, including the rehab. I sent my flyer to my buyer with detailed info on the property: description, yearly tax info, minor rehab info and pictures of the property (inside & outside). I put my price at the top of the flyer. the buyer contacts me and asks, "what is your asking price?" I stated, that was my asking price. then the buyer contacts me again and asks, "what was the asking price?" I am reading this as if he would like to know the purchase price I am getting from the seller of this property. I have not given the address of this property. I will only give this once a buyer agrees to purchase the property and signs.

The A to B Contract

Hey all, I was on the Old School Title Co. website when I saw The A to B Contract listed with no info about it. Anyone have any idea what it is? I emailed their info link and someone got back to me that we will need to discuss it. I'll probably give him a call tomorrow. I was thinking maybe it is some kind of Assignment of Contract document. What do you guys think?

PLEASE HELP ME WITH AN ASSIGNMENT DEAL!!

Hey Dg Fam, I hope everything is going great! I finished Profit from Real estate Right Now! about a month ago, and I am working on my first deal. I have made an offer on a home that has a FMV of 155,000 and they accepted 135,000. I am already making ads for the house and need to move onto the next step. I want to make this an assignment deal, and I have a couple of questions. How do I put an exit clause in the contract so if the deal falls through I can walk away worry free? Also I know I MUST put (my name)/ and or assigns, with the offer amount on the contract. When I find my new buyer do I draw up a new traditional contract with the new amount for my profit, is that correct? Please respond, I would really appreciate it. I thank everyone on this site for all of their support.

Proper contract for bank financing with a seller financed property

Hi DG family. I have an opportunity to purchase nine properties from a investor who is tired of dealing with real estate. He is willing to finance 85% of the sell price with no interest and is requiring the other 15% as a down payment. All of the properties are fixed up and five are rented out. What is a good way to get the financing for the down payment. I was wondering if there was a certain contract or agreement (ex. land contract, etc.) that I can use to show that I have an interest in the property to show the bank to possibly get a loan for the remaining 15% required by the seller. The seller is open and willing to try new ideas to get this deal closed. If anyone has any information that can help me get this deal closed please share.
