Wholesaling Joint Venture Agreement

If I wanted to work with another wholesaler who would find the endbuyer on the property I had under contract. What will be the Joint Venture Agreement I sign with that wholesaler. Can anybody provide me with a Joint Venture Agreement Gear toward working with another wholesaler in this manner. Can that contract be writen where I could work with a number of wholesaler and who ever find me the endbuyer so that I could assigned the contract to is the only wholesaler getting compensated.

Wholesaling Joint Venture Agreement

I'm about to put a property under contract tomorrow. My exit strategy will be via Assignment of Contract. I only have a cash buyer's list of 100 something names and I may consider going to another wholesaler to help me push that contract to a end buyer. I need a Joint Venture Agreement so that the wholesaler helping me flip my contract can secure his fee and he will fell comfortable working with me in this here matter.

Need help with Lease Option on 3 Duplexs

Hello All,

I am in need of some desperate help in putting this deal together!!

Property 3 Duplexs currently with tenants generating positive cash flow.

Seller: Motivated to get out. His wife does not want to manage the properties. He is very open to lease option. All he wants is to walk away free and clear.
He currently owes more than the property is worth.

My solution: A ten year lease option with an offer to buy at just below market value. Offer $2000 a year for a total of $20,000 at the end of the contract. Additionally, I will be paying his morgage for 10 years reducing the overall morgage on the properties allowing for him to walk away from the deal free and clear.

After all my costs I should be walking away with ~$500 a month.

How do you properly close on a sandwich lease option?

How do you close on a sandwich lease option without screwing up your option with the buyer. To make that question more clear, how do you close on a deal like this without the buyer finding out that he/she will be sub leasing the home?

My Realtor is concerned that I may get in legal trouble or something so I was wondering if anyone here had any advice.

-----I have been doing this but because I don't have the property under contract I can't negotiate any term with anyone...

(***)and somehow close on both sides with both parties without turning off the buyer from sub leasing the home.

Make low offer before or after determining ARV from a contractor?

Hey everyone I've been very consistent getting my first deal done and my agent found me this SFR for $232k and comps around that area are $300k-$320k. The property will need cosmetic repair so it will be great for rehab investors. So my question is should I first find a contractor and go inspect the property to evaluate rehab cost and calculate the ARV before making any offer? Or should I have my agent find more comps in that area, get it under contract, then bring a contractor to check it out?

Does anyone use USLegalForms.com for their contracts and any problems? Can you make other suggestions to me? I have found that US Legal Forms have clearance with all of the states in writing solid contracts. Or in other words they are compiant with each and every state.
