Assigment and finder fee.

My wife and I just joined the success academy on June the 6th. We are fired up! and ready to learn how to become Real Estate Investors. We have 13 investors with cash already in our buyers's list. however we are not sure on how to go about assigments. when doing finder's fee to we tell the cash buyer how much to pay us How does it work? Please share light on this subject thank you DG family.

How to find value of a mobile home? Trying to close our first deal!!!

My partner and I received a call from our bandit signs about a mobile home. The owner just recently inherited her parents' home and is wanting to sell her mobile home. It is currently in a MH park and does not need to be moved. The lot rent is $110/month. I have an investor who is interested in mobile homes $7k and under. The lady is asking $4500 and she has added on a living room and storage room, its a 2/1.5. After inspecting the MH the only problems seem to be a hole in the ceiling in one of the bedrooms and the floor in the bathroom is warped due to leaking from the washer, the hose on the washer was fixed however the floors she never fixed because she was moving. She's only taking the fridge (leaving the stove, washer and dryer).

When summiting short sales has anyone ran into trouble using EQUATOR?

Does anybody has any tips or suggestion to make the short sales process faster with equator? Basically any information period that can help.

Electronic Signatures & Short Sales

Here is something for you to consider. Electronic signatures hold the same value as written signatures thanks to laws written in 1999 and 2000. However, technology moves at a slow pace, especially when it is a bank looking to do a short sale. While electronic signatures are now commonplace for Realtors (as an example,California Realtors have the electronic platform available for all dues paying members), banks are looking for comparative signatures on short sale forms and have no way to validate them through the electronic platform. That said, a number of the major lending institutions will absolutely not accept electronic signatures on any documents.

Assignments

I'm using a realtor because she has a large list of cash investors she works with. When I assign a contract to one of her investors what do I do about her commission? Add it to my fee and pay her or add it to the sale price? The property seller has agreed on a price with me so they shouldn't have the cost,right?

i have a buyer in wait and many potential properties i am going to show him but i am not sure if i have to settle for a bird dogging fee or if i can double close with his money?

luxury home

I wasnt really planning on dealing with luxury homes but found this home on the water close to me he says hes very motivated he inherited the house. But he doesnt want the house off the market for 30 days while I look for a buyer. I cant use my buyers list because they arent looking for this kind of home. House is way underpriced. A local investor told me in some cases he allows the seller to continue marketing the house while he looks and whoever finds a buyer first voids the other contract which is stated in his contract. Hes asking 525 and comps in the area are 600 . The house needs nothing but paint inside. I was thinking about doing on iee with a buyer I find. How should I handle this guy?
