Contracts and Offers

This will be my first assignment deal! I have attached the manner of payment part for my contract that i will be using. Is this okay? Do i even have to have earnest money in there to make a legal contract? It is a FSBO. also, do I need to put the earnest money in escrow and pick a closing agency before I even have found my buyer? did i put the vallues in correctly?

More specifically, I am asking about the earnest money and price paid at closing part. I am not sure what values to put in there. Do I need to have earnest money at all? it is a FSBO. I have attached that part of contract- PLEASE HELP! this will be my first deal!

I have a lead on a great property,but I have a question.I checked out this house with the listing realtor but I have my own buyers agent,If I assign a contract to an investor do I have to compensate my realtor personally or will she split the sale with the sellers agent? Is she out of the deal when I assign the contract to another investor?

I have a property in AZ that is free and clear. Owner lives out of state. He is willing to carry paper. He lives out of state and is willing to pay me to find a buyer for him. I'm confused and just don't know where to start. This is my first deal.

I am a newbee in DG family. I am totally excited to start after 3 day buyind submit and 3 day classed.

I am trying to do wholesaling deal in michigan. I have never done any wholesaling and I live in AZ. Which state contract should I use to tie up the deal? Anybody know a good inspector or property manager in detroit MI?

Any suggestion will be greatly appreciated.

I am about to have a realtor put it on the MLS to sell AS IS and make a few thousand on it.
How should I do this deal and what steps and Contracts do I use to take it over from my brother and then to an eventual end buyer ?

I have to write up an offer to BOA. This is the house that the dad died, the girls started to reinstate the loan, then decided to walk away.
The atty said write up and offer to BOA and he would be sure the girls agree to a short sale. The bank said we had about 45 days to turn over the keys.
Which agreement should I use? Is it different when it is a short sale with this bank?
Would I have to enclose POF or earnest money with the offer.
I do have an end buyer that is 90% sure and are seeing the property on Thursday, they have seen pictures and were told an amount.
And BOA may not even take it.
But can I use one of the forms from Dean, or is there another that would be better?

can u use an assignment of contract with foreclosures if u already have a buyers list or how do u buy foreclosures with no money down
