This will be my first assignment deal! I have attached the manner of payment part for my contract that i will be using. Is this okay? Do i even have to have earnest money in there to make a legal contract? It is a FSBO. also, do I need to put the earnest money in escrow and pick a closing agency before I even have found my buyer? did i put the vallues in correctly?

I am trying to do wholesaling deal in michigan. I have never done any wholesaling and I live in AZ. Which state contract should I use to tie up the deal? Anybody know a good inspector or property manager in detroit MI?

I am about to have a realtor put it on the MLS to sell AS IS and make a few thousand on it.
How should I do this deal and what steps and Contracts do I use to take it over from my brother and then to an eventual end buyer ?

Which contract for a short sale to BOA?
October 15th, 2011 | posted by sandibootsI have to write up an offer to BOA. This is the house that the dad died, the girls started to reinstate the loan, then decided to walk away.
The atty said write up and offer to BOA and he would be sure the girls agree to a short sale. The bank said we had about 45 days to turn over the keys.
Which agreement should I use? Is it different when it is a short sale with this bank?
Would I have to enclose POF or earnest money with the offer.
I do have an end buyer that is 90% sure and are seeing the property on Thursday, they have seen pictures and were told an amount.
And BOA may not even take it.
But can I use one of the forms from Dean, or is there another that would be better?
