My First offer Accepted!!!

I made 2 offers this past weekend (i'm a newbie). Both countered, one accepted, so far. I'm planning on assigning to end buyer. The Listing agent offered to draw up the contract. She knows my strategy. Question: Should the contract will be a standard Purchase Agreement with with an/or assigns? Then for my end buyer I will complete an Assignment of Contract. Then the end buyer & Seller will do another Purchase Contract? Just want to get it straight.

Agreement to Purchase v.s. Purchase & Sale Agreement

Hello Everyone,

What is the difference between the "Agreement to Purchase" and the "Purchase & Sale Agreement", and how are these forms used different from one another in the sale of a property? They aren't the same contract, as one is more extensive than the other and with added/different wording. I hear people say to use the "Purchase & Sale Agreement" to lock up properties. Then what would the purpose of the "Agreement to Purchase" be in doing deals? Similar, but different questions. I've looked all over the forum searches for an answer to this, and I don't see where the question ever came forward. I know other people who have the same question.

Whats a Exclusive Right To Buy, Buyer Rep Agreement

Have any of you heard of an agreement like this? I just started working with a new realtor and wanted to see if any of you have heard of this before I get my attorney to check it out.

CASH Offer Question

Howdy All,

Looking for some clarification - check this out.

I was told today that a CASH offer didn't help the seller any, it only helps the buyer (I'm the buyer in this exercise) in that it saves the buyer some costs. Am I missing something? Isn't that backwards?

So, is there a scenario (one I am obviously unaware of) in which a cash offer is not in the sellers interest? Cash offers are a much higher percentage of home sales today, yes? And considering the market as a whole, if I were a seller I'd take cash all day long. After all, until proven otherwise, cash is king. Money talks, the way I see it.

If anyone has heard this before or has some supporting evidence/data/anecdotes I welcome your thoughts & comments.

Should I Use My Agreement or The Realtors Agreement

I'm doing the 30 Day QCF. Should I use the forms I have or should I use the agreement that the realtor has when making my offers?

Presenting Offers

I would like to know how others are handling the presentation of the offer to the seller. In other words

Are you calling them on the phone?
Are you emailing them?
Do you go into detail on the repair costs?
Do you explain the foreclosure market, etc.?

I am about to make an offer to an investor for a rental that has been vacant for a long time and he wants to sell off his inventory. I am thinking about how to present my offer and there is a LOT of work needed, but he knows that. I don't want to say too much, sometimes I do that. I also want to justify my offer so it isn't immediately dismissed. I would like any input you guys can give on how you handle these situations and what works for you.

Does any one have an Option Contract

Guys a lady just agreed to let me option her house. She told me to draw up the agreement and bring it to her. Problem is I need a Option Agreement, one that doesnot need to be edited, ready to print out and use. Can some one attach the doc in there response post or inbox it to me. Please!! Throw a few ideas at me on how to go about an offer I want to make

I looked at a house over the weekend. Guy I called from a FSBO sign and I think I found a potential private lender. His parents moved in his house because they are to old to be on their own. His sisters and brothers have an interest in the house and they want it sold. He does buy property but doesnt want anything to do with this property. He says the home is paid for in full. Doesnt want to get invloved with family stuff.

ARV is $210k
willing to sell for $170k
Repair cost about $15k

House needs a lot of updates, new kithcen, new bathrooms, new carpet, new doors, wall paper removed and paint etc.
